phoenix: Planned Improvements for I 17 in Phoenix Arizona - 02/23/07 04:48 AM
 
Many have talked about the upcoming improvements for I 17 in Phoenix Arizona.    I thought I would take a minute and show the map provided the Arizona Department of Transportation.   As you can see Phase I of the project will:
1)  Modify the Deer Valley Road exit off of I17.
2)  Add an extra lane from the 101 to Carefree Highway.    This is a tremendous help due to bogged down traffic to communities in the north such as Anthem, Tramonto and Sonoran Foothills.    This will also help traffic exiting on the Carefree Highway and heading east to Cave Creek Arizona.

      First and foremost do get pre-qualified.  Good Realtors will not show you homes until you have been pre-qualified for a loan/mortgage.  Ask your Realtor for advice in accomplishing this easy task.

Great news.    Economists are projecting that the end of the real estate decline is near completion.   David Lereah, the chief economist for the National Association of Realtors recently was quoted as predicting a steady rise in existing home sales in 2007 and into 2008.  He predicted the new home sales will suffer into latter into 2007 due to their large inventory of homes.   Additionally he believed that home prices have leveled and since mortgage rates are still favorable home sale activity will pick up and even allow modest price gains later in the year.    This will occur when the balance between … (8 comments)

phoenix: Harsh cold in the Phoenix area - 01/28/07 03:12 AM
Milder temperatures have returned to the Phoenix area.    I'm waiting patiently to see the impacts to our trees and shrubs.    As mentioned in prior blog entries our nine Ficus trees have taken a hit.   Many are about five years old and probably will make it.    If I look very very closely underneath I can still see green leaves.   Now I believe some of the Hibicus bushes (my wife's favorite) and lantana appear dead.    I do know from experience that Lantana's are particularly hardy so I do expect a comeback from them.

Continuing on in my comparisons for the prior years - GLENDALE.  
Glendale Arizona showed the same pattern as Peoria - home values stayed relatively stable during 2006 with only a slight drop, but the quantity of home sales did decrease. 
The fourth quarter of 2006 saw a drop in the median home value to $245,000 from the third quarter where the average was $250,000.   At the end of the fourth quarter 2005 the median home value for Glendale Arizona was still at $245,000 so the home prices have only hovered slightly.   But let's point out the great part.....      The median home … (0 comments)
