It's a beautiful day in the western suburbs of Chicagoland!  We are in the low 60's and people are coming out of the woodwork.  As I drove around to various appointments I got several calls for showings on my listings and inquiries on possible offers.
We really have had some tough weather this winter.  Ton's of snow every week coupled with low temperatures is not the best weather to get buyers out in large numbers unless they are very determined.

I have had only one owner and she took really good care of me.  I am located on a quiet cul de sac in the Lakeview Estates subdivision in the village of Oswego.  I have a great living room with vaulted ceiling and windows that let in a lot of light.  For those cold midwestern winters I have a wood burning fireplace perfect for quiet evenings at home.  If you need to work from home the den is a perfect place for your office or for a more informal media room.

I am only human...I put off many things that I don't like to do...laundry, filing and sometimes thank you cards.  This past summer I was able to help a few 1st time homeowners close on homes before the original homeowners credit was extended.
With the current extension we will again have many homeowners put it off until there are only a couple of months left to get that contract signed and approved by April 30, 2010 and closed by June 30, 2010.

It was the best of times, it was the worse of times, it was closing time!  I was lucky to have 2 closings last week that actually closed.
One of my short sales that I have blogged about before closed.  It was rescheduled several times due to buyer's lender not giving a clear to close.  It finally closed but it was not easy.  Up until the las minute the short sale approval letter was revised with last minute demands from the 1st lien holder that could have dismantled the whole deal.  Without the hard facts and figures from monthly market closings … (7 comments)

It's a crisp Fall day in my part of Illinois.  I was on my way to my health club when I stepped outside and felt the sun and smell of fall.  Leaves had fallen in my back yard that it looked like a golden field so instead I took out my rake and started piling them up.  The physical work helped to ease some of the stress from my morning.

Sipping a hot cup of coffee, I sit in front of my keyboard, contemplating the events of the last couple of weeks.  The final stretch on a couple of pending transactions.  One a short sale that has taken 8 months from the time I took the listing to hopefully the time it closes.  The other is a 1st time home buyer who is purchasing a total rehab in a townhome community.

The never ending winter here in the Chicagoland area did not stop this weekend.  I got lassoed into having an open house by a negotiator that was working on a short sale listing I have about 40 miles north of my office.  I won't tell you the story how I ended up with this listing....too long.  The negotiator insisted that if I followed her instructions we would get several offers during the weekend.  Well, despite my gut feeling, I went ahead and followed her instructions.
