The luxury market in Naperville continues to hold basically the same level of inventory whether in a seller's market or buyer's market. usually there are about 100 homes plus or minus whenever I do a market report on the Million Dollar plus home category.
Currently there are 95 homes listed for sale from $1M to $7.250M.  In August there were only 5 homes sold in this category.  The vast majority of the homes are listed under $2M, with only a handful in the multi-million dollar range. There are currently two homes in the pending status in this niche.

Ashwood Park and Ashwood Creek are subdivisions built on one of the few remaining large tracts of land in South Naperville off Ashwood Road and 248th Street. Homes are 4 bedrooms and up with a minimum of 15,000 sq. ft. lots.  With its $8 million dollar clubhouse this is a prime subdivision for those that prefer to build new or buy a newer existing home. Crestview Builders is the pre-eminent builder in this location.

Nothing says you have arrived when you are able to purchase or sell a Million Dollar or more home especially in the far western suburbs.  Currently there are 67 active homes in the Million Plus price range in Naperville, IL, Money Magazines perennial top places to live.
 
With only one month left in 2014 its interesting to see how the numbers add up compared to 2013.

In 2013 there were 32 closed transactions in this price range compared to 2014's 31.  On average homes in this price ranged were listed for 205 days total before they sold in 2013 … (0 comments)
