September 2022 single family home sales dropped  26.5% compared to September 2021's 151 transactions to 111 closed home sales.  Days on the market increased to 34 from 28 days in 2021.  The good news for seller's is that despite this, the median sales price was up 10.5% to $574,802 from  2021's $520,000.   
Current inventory levels as of today (10/13/22) are at 189 listings.  Of these, 20 are brand "New" listings (7 days or less) on MLS, 6 "reactivated" listings and 7 price changes.   There are currently 120 listings "under  contract" which should close in the next 30-60 days.

The unofficial housing stats for June 2022 for Naperville, IL follows:
In the detached single family category there were 249 closed sales in June compared to 2021's 318 closed transactions.  A definite slow down in sales for June.
Current inventory as of 7/14/22 stands at 241 available listings.
New- 42
Reactivated - 3
Price Change - 14
Active - 182
 
The attached single family category had 80 closed transactions in June, 2022 compared to 112 closed in 2021. The trend continues in the condo/TH/duplex category.
Current inventory is at 54 available units broken down into:
New - 11
Price Changes - 4
Active - 39

Despite the 34% drop in home sales in October, from 2020's 215 closed sales to only 142 closed  sales there is a silver lining - days on market went down 44.6% from 74 days to only 41 days in October, 2021.  Along with a 13.4% increase  in the median sale price from  $467,500 to a new high of $530K - sellers in Naperville, IL can't really complain about the 2021 selling season.
As  fall is has about a month left before winter  sets in Naperville, IL has 62 closed transactions this month with 25 in pending status and another 177 under contract.

Naperville's IL real estate market continues to improve as inventory levels have dropped from 2016's 4.4 months to 3.0 months in June, 2017.  The median price has increased a mere 2.2% from last year.  Days on market continue to drop a total of 20.4% from 2016's 86 days to June 2017's 66 days on market.
 
There are currently 109 homes over $1M that are available.  Only seven $1M plus are under contract and two are currently in pending status.  Eleven $1M Plus homes were sold in June, 2017 with an average days on market of 47.64.

Naperville, IL's September home sales dropped -7.4% from 2015's sales - only 126 sales closed transactions  compared to 2015's 136 closed sales.  Despite this drop, year-to-date sales are still up 7.6% with 1,564 vs. 2015's 1,454 closed sales.
 
The average market time for listings has gone down 10.9% to 90 days from 2015's 101 days on the market.  There was a 5.8% increase in the average sales price to $428,500 in September from 2015's $405,000.  Year to date average sales price has a slight increase of only .05% to $449,462 compared to 2015's $447,040.  The year-to-date median home price for detached home … (0 comments)

While surrounding communities have little inventory Naperville IL has plenty of active listings as we go into the second half of the year.  As of 7/21/2016 there are 402 active listings under $500K and 445 over $501K.  Of these there are currently 99 homes over the $1M plus price category.
Of these 847 active listings, 50 are brand new listings - on the market for less than 7 days.  Price changes are currently at 47 for the day.  
 
The good news is that there are currently 345 homes under contract!  In July we already have 40 homes that are in "Pending" status … (1 comments)
