Usually I post market reports mid-month but with a busier than normal market in early April I did not get an opportunity to post Oswego's real estate market activity for single family homes on any of my blogging platforms.
Here are the numbers:
Compared to March 2018
With only one home shy from 2018 the most important point was the increase in the days on market to a 32.9% increase from only 76 days in 2018. It was offset by the 3.7% increase in median sale price for the same time period. Did the weather have an impact? Possibly, or is the seller's market … (1 comments)

August is always one of the top months for transactions to close to make sure that families with children that are still in school are in the school district, and in Oswego, IL it was a great month for sales versus 2015 closed transactions. We had 71 closed sales in August, 2016 vs only 54 homes sold in 2015! The inventory levels are still a bit low as we go into the fall market. Currently there are 176 active listings, with 15 of those considered "New", 18 with "price changes" and only 3 that are reactivated and back on the market.

March sales ended in a dead heat for 2015 compared to 2014 - with both year's sales at 28 each. We currently have 179 active listings as of today - 4/2/2015. The breakdown is as follows:
Active - 140 New - 24 Price change - 12 Ractivated - 3 In the Under Contract status we have 111 - with contingencies and 15 pending! That is a large percentage of homes under contract and April hopefully will see a surge in closed transactions!

Located between Rt. 34 and Wolf Rd., Churchill Club was one of Oswego, IL's favorite new construction site during the heady days of real estate growth in Kendall County back in 2004 to 2012 which was built by K. Hovnanian Homes. The clubhouse features a fitness center, game room, business center, community rooms, and a junior Olympic-size swimming pool. When it started off I remember going through over 8 different models that had been built on spec and were staged to the max.
