Can you believe that we are already 21 days into 2014?  Where has the time gone?  As we get ready for another freeze how are inventory levels in  Oswego, IL?  
The single family detached category?
Currently we have 148 active listings.  Of those, 7 are considered "New" - 7 days or less on the market.  We have 68 listings under contract or "contingent" - just waiting to clear a "contingency" such as financing or 3rd party approval in a short sale/foreclosure.    There are currently 18 listings that are "pending" - ready to go to the closing table

If you have been doing short sales for any length of time you may have had the displeasure of doing a file with Aurora Loan Services.  Well, I have some good news for you!  They are closing down operations and transitioning any current loans ot other servicers.

Several years ago I received an IPod Touch as an early birthday gift.  I was thrilled with this super cool IPod.  Alas, after only a few months of using it, the gadget stopped working.  I tried updating it, restoring it but I was unable to turn it off when I wanted to and it would not operate.  After several tries I put it in a drawer and basically forgot about it.

Childhood memories in the summer always remind me of one of my favorite treats...ice cream!  In my small town the favorite place for a cone is the Dairy Hut on Main Street.  Although their menu has expanded beyond ice cream it has been known since the 50's as the place to get a great ice cream treat.  Originally a trailer it has now has a permanent place on Main Street.  The current owner, Jeff Smkal, has owned it for the last 3 years and has kept the tradition alive.

Since I am now officially in Oswego I decided to add the local market activity for this past month.  I can't believe we are already in April!  If you look at the chart below you will understand the following numbers:
 
Currently we have 257 Active Listings - Out of those we have 172 market listings, 6 Foreclosures/REO, 41 short sales and 38 new construction.  We currently have 67% regular market listings, 16% short sales, 2% foreclosures and 15% new home construction for those of you who like a different perspective.

My friend and I decided to try out a fairly new restaurant located right off one of the main highways in our area - I-88.  Located in a fairly new office complex, City Gate Grille was a very nice surprise.  While our area has tons of restaurants from your major franchise chains to small family places they are normally located in strip malls or in or near the downtown areas, such as Naperville, Aurora, Oswego, etc.

il: The Morning the Earth Shook.... - 02/10/10 12:03 PM
I woke up this morning at a minute before 4:00 a.m.  This is not my normal wake-up time.  I thought I had had a nightmare because everything was shaking.  All I heard was everything shaking and rattling for about 3-4 seconds.  Totally disoriented I looked outside thinking a truck or car accident had happened in front of my house. 
After seeing nothing outside and going downstairs I went back to bed.  After several minutes I got back up and turned on my TV.  I was shocked as I heard the newscaster inform me that I had just gone through an earthquake.

Life is always full of surprises but I was not expecting one when I opened the door a couple of weeks ago and there stood 2 of my village's local police.  They were doing a wellness call on my next door neighbor and wanted to know if I had seen her lately.

I just came in from my 2nd trip to shovel my driveway.  it's getting colder and the wind is getting stronger.  Across the nation people are shoveling out, turning on their snow blowers, getting out their gloves and hoping that they can keep ahead of the storm.
Luckily I am able to do most of my work from home so I don't have to deal with the traffic and the potential accidents.

So its a Buyer's market but if you already have a primary residence but want to use real estate as a start on a long term financial plan why don't you buy an investment property.
Everyone has to start somewhere...so start out with a 2 unit.  With so many homeowners losing their homes the need for rentals will increase.  Not everyone can afford to live in a fancy apartment building with rents over $1000.00.  So become a landlord and offer people a nice apartment for a reasonable rent under a $1000.  I have the following 2 units available now!

It started simply enough, I needed to find some houses for a new buyer that can close quickly located in a couple of towns near my office.  Luckily the buyer's wants are very specific so the search was narrowed to a few.  Because I wanted to eliminate short sales, unless the sale had fallen apart due to a buyer walking away, I thought it would be easy.

Late in August I decided to set a goal of 30 bike rides before September 30th.  Well, yesterday I passed my halfway point.  I live in a duplex in the Lakeview subidivision in Oswego, IL.  It's a mix of single family homes with duplexes.  We have some wetlands with ponds and some great biking trails that run through the subdivisions and along some country roads.
