Despite low levels of inventory and buyer's cautious in making decisions, Oswego YTD home prices had only a 1.5% drop in average sales price to $288,807 from 2018's high of $293,421. The median sales price took a 3.6% drop from a high of $289,950 in 2018 to 2019's $279,450. There was a 9.1% in home sales of 561 from 2018's low of 514.

Hard to believe that we are in June already!  School is out, barbecue grills are being fired up and vacation is on everyone's mind.  With school out we expect to see more homes come on the market so buyers that have been having a tough time finding a home can have some additional options.  Don't hesitate though, because the good ones will be gone before you can say...back to school!

Can you believe that we are already 21 days into 2014?  Where has the time gone?  As we get ready for another freeze how are inventory levels in  Oswego, IL?  
The single family detached category?
Currently we have 148 active listings.  Of those, 7 are considered "New" - 7 days or less on the market.  We have 68 listings under contract or "contingent" - just waiting to clear a "contingency" such as financing or 3rd party approval in a short sale/foreclosure.    There are currently 18 listings that are "pending" - ready to go to the closing table
