Naperville, IL single family homes finally breaks into the 200's with 202 available single family homes  available as of 6/18/2022.  On May 14, 2022 there were only 167 homes available as a comparison.

*The average days on market was 23.33 days for price changes
The inventory for single  family attached homes stands at 60 available for sale with the breakdown as follows:

Reactivated - 7
Price Changes - 6

Despite continued pandemic restrictions and a new federal administration, many home buyers are jumping into the Spring market  before it's even Spring.  The following is the available homes for Naperville in the single family detached category:

New - 27
Reactivated - 1
Price Change - 7
Contingent - 242
Pending - 39
Closed Sales in January 2021 - 83 vs. 80 in January 2020
With more homes under contract than currently available homes the trend of lower inventory and more homebuyer's appears to be continuing in 2021 despite the pandemic.

naperville home inventory: Naperville IL Sees 5.3% Price Appreciation in June Sales - 07/29/18 12:59 PM
It's almost the last day of July and I finally have a moment to post market stats for some of my other markets, with Naperville, IL being my 3rd maket report.  July has been busy for me personally and the market in certain areas has either heated up in certain price points or easing up in others.
Despite less sales in the detached home category in June of 2018 compared to June of 2017, Naperville IL still had a price appreciation of 5.3% bringing the median sales price up from $425K in 2017 to $447,500 in June 2018!  With only 272 closed … (1 comments)

naperville home inventory: Naperville IL Home Sales Keep Pace with 2016 in May, 2017 - 06/01/17 01:29 PM
Naperville IL home sales in May, 2017 beat 2016's numbers despite lower inventory levels.  With 206 closed home sales in the detached single family home category vs 202 in 2016...there is a slight increase that appears to continue all year.
Currently there are 201 active listings under $500K and 376 over the $501K price point.  With 33 new listings, 8 reactivated listings, 47 with price changes for a total of 707 available homes.
There are 398 homes under contract wth 42 already in the pending status.  Strong sales are definitely a plus in Naperville, IL.  There are still 100 homes in the Million … (0 comments)

naperville home inventory: Naperville IL Home Inventory Down to 2.5 Months in April, 2017 - 05/09/17 09:42 AM
As home inventory levels continue to drop around the western suburbs, Naperville, IL joins the trend with only 2.5 months of inventory compared to 2016's 3.2 months.  Compared to it's neighbor, Aurora, IL - Naperville, IL still has more inventory but less affordability which plays into the equation.
