There was a definite market cool down in July compared to the June 2021 sales. With only 62 sales in July we still had 69.35% sell over list or asking price!! Although we had less sales than June's 80 closed transactions and even fewer sales than July 2020 which were 97, the fact that over 50% sold over list may indicate a slowing down of buyers but not the price they are willing to pay for them.

If March 2021 is any indication of what the spring real estate market will bring - you can expect multi-offer situations to be the norm instead of a once in a while situation.
The numbers speak for themselves with a 43.9% increase in sales from 2020's 41 sold homes to 59 homes in 2021. Average market time dropped 45.7% to only 57 days vs 105 days in 2020. The median Sale Price rose 14.6% to $326K from 2020's $284,369 in March.

For homes in the $300k and under category there were 454 closed transactions in 2016 compared to 424 in 2015! The lowest priced home that sold in Oswego in the single family categoyr was a foreclosure for $81K with 4 bedrooms 2 bths and aprx. 1,560 sq. ft.

August is always one of the top months for transactions to close to make sure that families with children that are still in school are in the school district, and in Oswego, IL it was a great month for sales versus 2015 closed transactions.
We had 71 closed sales in August, 2016 vs only 54 homes sold in 2015! The inventory levels are still a bit low as we go into the fall market. Currently there are 176 active listings, with 15 of those considered "New", 18 with "price changes" and only 3 that are reactivated and back on the market.

The days are getting shorter and there is a definite nip in the air. Winds are picking up, leaves are dropping and the local farmers are harvesting their crops. As I drive around town especially the back country roads that I prefer to the main roads, you can see the farmers bringing in the corn and soybeans.

I was lucky enough to enjoy a rare quiet Sunday! No showings, no listing appointments and few commitments. After taking my Mom to church, I decided to bring her along back to Oswego and go to the last Farmer's Market of the year and just take it easy.

Living in the Auroraland area, or anywhere in the Midwest for that matter, its always a challenge when winter sets in. Whether you are showing homes or you have homes listed sometimes the weather gets in the way. Unshoveled walks and driveways where you can be up to your knees in snow, cold homes, dead lockboxes, frozen locks, etc.

I can't believe I have lived in Lakeview Estates for 15 years! Within that time both of my original neighbors passed away and new ones moved in. When I moved in I was one of the youngest in my immediate area. In established neighborhoods people seem to stay longer.

I almost missed the great weather today in Oswego, as I went through my emails and answered calls, updated sites and did a bunch of administrative stuff that had to be done. After being on a coaching call and finally leaving my office I opened my garage door and entered a new world.
