Despite low levels of inventory and buyer's cautious in making decisions, Oswego YTD home prices had only a 1.5% drop in average sales price to $288,807 from 2018's high of $293,421. The median sales price took a 3.6% drop from a high of $289,950 in 2018 to 2019's $279,450. There was a 9.1% in home sales of 561 from 2018's low of 514.
 
In December in the single family category days on market increased 96.2% for 52 days in 2018 to 102 days in December 2019! The good news is that closed sales went up 81% from December's 2018 21 sales to … (2 comments)

Usually I post market reports mid-month but with a busier than normal market in early April I did not get an opportunity to post Oswego's real estate market activity for single family homes on any of my blogging platforms.

With only one home shy from 2018 the most important point was the increase in the days on market to a 32.9% increase from only 76 days in 2018.  It was offset by the 3.7% increase in median sale price for the same time period.   It feels like fall already, although we are still technically in summer, and the market activity for August, 2017has been finalized.  The low inventory levels this year affected closed sales compared to 2016 in  Oswego’s single family detached homes category by a pretty significant amount.
In August, 2017 we had 38 closings vs. 2016’s 71 closings.  A major drop in closed transactions.  The price points show that 2017 has definitely seen an overall increase in prices with the low end showing $175K vs. 2016’s $141K for the same month.

Hard to believe that we are in June already!  School is out, barbecue grills are being fired up and vacation is on everyone's mind.  With school out we expect to see more homes come on the market so buyers that have been having a tough time finding a home can have some additional options.  Don't hesitate though, because the good ones will be gone before you can say...back to school!

oswego il home sales: Oswego IL YTD Home Sales Continue to Beat 2014! - 12/20/15 06:04 AM
With only a couple of weeks left in 2015 home sales in Oswego, IL continue their upward trend in 2015.  Although December home sales are down almost 50% (16) compared to same time in 2014 - (30), the YTD is ahead of 2014 figures.  Currently we have 514 closed transactions vs 441 in 2014.
 
Choices are available for those motivated buyers that are currently looking trying to beat 2016 market.  There are 146 active listings, 3 brand new listings,  and 5 listings with price changes.  There are 53 listings under contract and 8 listings that are pending and should close in December.

As the market slows down for the fall/winter season I have a bit more time to post some market information specific to the towns that I cover.
 
Here is the information fellow Oswegoans for home sales in the detached single family home category:
 
The good news:  Home sales were up 10.4% compared to same time August, 2014. We closed on 53 homes compared to the 48 homes in 2014.  Market time has dropped a whopping 39% in August compared to August, 2014!
The bad news is that home prices dropped 6.6% in August from 2014's median of $263,500 to 2015's $246,000.

oswego il home sales: March 2015 - Oswego SF Detached Sales - 04/02/15 05:42 AM
March sales ended in a dead heat for 2015 compared to 2014 - with both year's sales at 28 each.  We currently have 179 active listings as of today - 4/2/2015.  The breakdown is as follows:
 
Active - 140 New - 24 Price change - 12 Ractivated - 3
In the Under Contract status we have 111 - with contingencies and 15 pending!  That is a large percentage of homes under contract and April hopefully will see a surge in closed transactions!

oswego il home sales: Despite Winter Chill Oswego Sales Higher than 2014! - 03/02/15 07:13 AM
It's been a bitter, cold and snowy 2015 with no end in sight despite the fact that we are 18 days from the "official" start of Spring!  The Oswego, IL real estate market in the single family detached category is ahead of 2014 February sales by 8 additional sales - 2014 there were 23 closed transactions and we closed February 2015 with 31 closed transactions!  That is definitely a great sign of the strong market that experts have been predicting for 2015.

oswego il home sales: MOY - By The Numbers - Nov. 2013 - Montgomery, Oswego & Yorkville, IL - 12/04/13 06:46 AM
As the holiday season and the end of 2013 draws near how has the M.O.Y.* area done this year?  Nationwide news indicates that sales were really great compared to 2012 and our area follows that trend.  Distressed sales are down compared to 2012 in all 3 towns and number of sold homes are up compared to 2012.  
Montgomery continues to have over 50% of sold homes either a foreclosure or a short sale but its down by 9.77% from 2012 sales.  According to the census bureau Montgomery, IL has an estimated population of 19,084.  Oswego IL has the highest estimated population of 31,672.  Yorkville, IL estimated … (0 comments)
