short sale: Servicer Change Increases Required Net Payoff over $20K....Amazing! - 05/16/13 03:05 AM
After working an FHA Short Sale with one of the most difficult servicer for almost a year, the file was transferred to a new servicer.  Besides having to start over I was hoping that the new servicer would be quicker to gain an approval.

Nothing like having high expectations.  Although the process went smoothly, I was floored when I was told the final valuation on the property.  In less than 2 months the new valuation came in over $22K  than the previous BPO.  Despite escalation the new servicer was not budging and the buyer walked which I understood.
Despite the … (1 comments)

short sale: Shame On You Short Sale Buyer! - 06/04/12 10:06 AM
After waiting over 3 months for a short sale approval it never seems to amaze me how a Buyer could in one fell swoop lose it all!  I just got word that one of my pending approved short sales has lost its buyer due to the buyer's inability to get a mortgage!
How can that happen?  You Short Sale Buyer's Think it can't happen to You?  Well, unless you have read my previous blog about the 10 Commandments of Getting to Close then you might also lose it all after waiting months for a short sale approval because you didn't listen to … (3 comments)

short sale: Short Sale Approval in North Aurora IL - A Team Effort - 03/03/11 02:12 PM
This is a follow-up to my post: Early Valentine's Gift From My Short Sale Lender that I wrote about about a month ago.
Like most short sales, my short sale in North Aurora, IL it has not been an easy road and although we are in the home stretch I won't drop my guard until I have my commission check in the bank.  For all those involved in this short sale it's been a team effort.
The buyer's agent had to place her faith in my abilities to negotiate the short sale with 2 lenders.  Despite the fact that they initially denied … (4 comments)

short sale: The End of the Line For ....Now - 01/26/11 03:43 PM
After spending the last 5 days trying to save one of my listings from foreclosure sale tomorrow, I have to finally admit defeat.  Despite being able to get a solid offer at the last minute and submit it to the bank they denied us the opportunity and did not accept it.
No, they did not counter or give a reason - just that they wanted the price from the BPO from July of 2010.  Even though the comparables that the BPO was based on were larger, had finished basement and were in perfect move in condition - far from the state … (3 comments)

short sale: Free Service - Behind on Your Mortgage? - 11/17/10 09:23 AM
If you have lost your job, had your hours reduced, divorced, loss a partner, can't rent your place, or have had a major illness and have fallen behind on your mortgage and were rejected for a loan modification you probably are not sleeping well through the night.
In fact you are getting calls several times a day from your mortgage servicer.  You are scared to answer your home phone and your cell.  Opening mail has become a dreaded event.  You hate to answer a knock on the door because it could be a summons server.
Despite your efforts you are unable … (4 comments)

short sale: It's Raining Short Sales - Do you Have Your Umbrella? - 10/28/10 11:50 AM
I think that we can all agree that short sales are here to stay.  You may not like them and perhaps you have been avoiding them but no matter how hard you try eventually you will be dragged into one either by a buyer that absolutely loves a house that is a short sale or a former client that needs your assistance.
So jump on the bandwagon and learn everything you can about how they work.  Some agents scare other agents and talk about liability and how hard they are, etc.  But the truth is that like anything new its how … (4 comments)

short sale: Are You A Moralizing Realtor? - It Can Cost You! - 07/31/10 06:18 AM
Like most internet saavy Realtors I belong to a number of housing portals and whenever a consumer posts a question I get notified.  The question was not that difficult and various other colleagues had answered.
The consumer wanted to know what his options were in the following scenario:
Before they got married his wife had bought a townhome at the top of the market and they had just seen a home that they wanted to put in an offer - it was a foreclosure that needed a lot of repairs but other than that it was just what they were looking … (4 comments)

short sale: So What is this Thing Called a Short Sale??? - 03/25/10 08:31 AM
So you ask yourself - what is this Short Sale thing?  A short sale in real estate terms is a sale where the lender has accepted less than what is owned on the current mortgage.  With the current state of the economy many people have lost their jobs, reduced work hours or perhaps other life changes such as (divorce, medical crisis, death, etc.).
When you lose your total income or your income is reduced you may not be able to pay your mortgage.  Once you miss several payments your home is in default and the lender may start the foreclosure process.  … (3 comments)

If you are one of the  many homeowners affected by job loss, cut wages, sickness or other life events and you find yourself unable to pay your monthly mortgage payment there is help for you.
     1. Talk to your lender....yes, you may be on hold for a while (allot at least an hour for your call).

short sale: My First Lead! - 12/04/09 02:33 AM
Before going to my office for a late afternoon appointment I stopped at my local Caribou and did some work on my computer.  Answering emails, updating status on some of my listings, and making some calls.  As I went through my emails I read one that I could not believe.
I had gotten a message that someone wanted to see my short sale listing in Batavia this weekend.  Now because I post on craigslist I have gotten emails from some spammers asking me to give them information by going to a specific url.  So of course, I was a little bit … (7 comments)

short sale: The Clock Is Still Ticking....Get Out There and Start Your Search - 11/27/09 05:28 AM
I am only human...I put off many things that I don't like to do...laundry, filing and sometimes thank you cards.  This past summer I was able to help a few 1st time homeowners close on homes before the original homeowners credit was extended.
With the current extension we will again have many homeowners put it off until there are only a couple of months left to get that contract signed and approved by April 30, 2010 and closed by June 30, 2010.
Looking for a home can be a challenging event in the best of times.  If it's your first, the whole … (5 comments)

short sale: Getting to Closing....Never Easy but Always Worth the Effort - 11/09/09 03:37 AM
It was the best of times, it was the worse of times, it was closing time!  I was lucky to have 2 closings last week that actually closed.
One of my short sales that I have blogged about before closed.  It was rescheduled several times due to buyer's lender not giving a clear to close.  It finally closed but it was not easy.  Up until the las minute the short sale approval letter was revised with last minute demands from the 1st lien holder that could have dismantled the whole deal.  Without the hard facts and figures from monthly market closings … (7 comments)

short sale: Short Sale Roulette - And the Final Approval is???? - 10/27/09 05:37 AM
Late yesterday I was thrilled to open up an email from one of my pending short sale negotiations to find out that we had gotten the extension we had requested.  Buyer did not have final "clear to close" on his loan and we needed 7 days to make sure we could close.
A few hours after receiving the extension I finally received an email from the buyer's agent that loan was out of underwriting and that the clear to close should be available tomorrow.
I went to bed thinking that all the loose ends were taken care of and I had … (1 comments)

short sale: It's All In the Details - 10/25/09 03:40 AM
Sipping a hot cup of coffee, I sit in front of my keyboard, contemplating the events of the last couple of weeks.  The final stretch on a couple of pending transactions.  One a short sale that has taken 8 months from the time I took the listing to hopefully the time it closes.  The other is a 1st time home buyer who is purchasing a total rehab in a townhome community.
The short sale offer was a 2nd offer that was substituted after getting final approval letter from the 1st lien holder.  I thought my problems would be with getting the … (3 comments)

short sale: Short Sale Roulette - Brought to you by Citi Mortgage - 08/18/09 09:39 AM
It doesn't seem possible that the banks are still unable to streamline the short sale process after at least 2 years of doing the higher volume that they claim is slowing them down.
My latest bank is Citi Mortgage.  After spending over a week trying to fax over my short sale package to their regular short sale faxes I was able to get an agent to feel sorry for me and give me a fax number that actually worked!  Apparently they main fax numbers are handled by some processing company which scans everything into their customer database so all agents have … (4 comments)

short sale: We Have An.....Approved Short Sale!!! - 04/20/09 01:25 PM
It has been a tough couple of weeks.  After being passed from various departments within the 2nd lien holder's organization and through their legal team in a different state I was finally able to find one person willing to take ownership of the file and submit it for management approval.  Within 4 days of submission we had an approval and we are closing this Wednesday!

Showing both the 1st and the 2nd the true picture of the market in this particular subdivision was very important.  The fact that the home had been listed at various price points for over a … (0 comments)

short sale: Victory Is Close But Will the 2nd Mortgage Ruin It? - 04/04/09 09:41 AM
We all know that the short sale process can be a tedious and frustrating one for all involved.  From lost packages that are faxed several times to unreturned calls from overworked customer service agents, the list grows and varies from deal to deal.
The good news is that the 1st lien holder on my current short sale HAS APPROVED the 1st offer without a counter...could it be that the market facts that I sent them about the over 50% of closings in the last 6 months being short sales or foreclosures or perhaps that the listing had been on the market … (3 comments)
