There are currently 1767 Homes available for sale in the Lubbock Tx Multiple Listing Service as of September 4, 2011. The homes are priced from a low of $8900 to a high of $2,400,000. Between August 1 through August 31,2011 261 homes were sold and closed. This is about 15% of the inventory and with the same number being listed as sold each month, it would take many months to deplete this inventory. The median sales price in August 2011 was $121,000. Home prices are very affordable in Lubbock, Tx and there are many properties to choose from.

I recently listed a property that was clean, priced well, and the seller's were very motivated. Now all sellers believe thy are motivated, but when a property is priced to sell and not to sit on the market day after day after day, that is the motivated buyer. Lubbock Tx real estate is no different than other markets in that a well priced home in good condition....not a short sale....not a foreclosure can still get multiple offers. In my previous post I talked about the Cactus Theater on Buddy Holly Avenue in the Depot District. This theater was opened in 1958 in Lubbock, Tx and has brought us much enjoyment throughout the years. From the home of Buddy Holly and Mac Davis there is still a lot of talent and some of the acts have been the Maines Brothers, father and uncles to Natalie Maines of the Dixie Chicks, Donnie Allison, The Cactus Cuties, 4 year old Emma Mandry, Avery Winter, and Terri and Don Caldwell to name a few. One of the treasures in Lubbock, TX is the Cactus Theater. It was built in 1938 and was used as a movie theater for movies being run for the second time. It was put out of business in the era of the drive in theaters in 1958. Don Caldwell and his family came to the theaters rescue and gave it a new life some years ago.

There is one thing certain about the Real Estate Market in Lubbock, TX; it changes almost as much as the weather. If you don't like it, the locals say; just wait an hour and it will change for you! The Real Estate Market is much the same and reacting to the robust cotton crop and the strong oil industry. There is not an upward trend in value but a shorter market absorption time which means inventory is moving quicker in December than November of 2010. The Lubbock Market is showing signs of slowing down since last month. Although inventory has fallen from 1730 units in October to 1666 units market absorbtion time has gone up across all price categories from an average of 7 months to an average of 8.5 months up to the price range of $249,000. Market absorption rates on homes priced $250,000 and above have seriously gone up from 13 month averages to between 10.6 months to 64 months! The Market in Lubbock, Tx saw a slight improvement over September 2010. The months supply of inventory went down from over 9 months in most price ranges from $50,000 to $299,999. to somewhat better than 7.5 months. The homes valued $300,000 to $399,999 also improved from an 11.6 month supply in September to a slightly better 11.2 month supply. There was not an improvement in the markets above $400,000 which is still sitting at a 32-35 month supply of inventory. 'Trunks of Treats' for 2010 was a success! Thank you to all that participated............of course out of 100 agents in our office there were about 15 that were there working the candy for the darling kids to show up trick or treating. It's a shame an event like this doesn't bring out more volunteers............it's a great way to visit with your clients and see how their kids are growing and the costumes they come in!
