blogging in ct: My Top 5 Posts in 2013 for Clicks - 01/06/14 10:10 AM
My Top 5 Posts in 2013 for Clicks
With a little time on my hands this morning, I thought I would take a look at my 2013 blog statistics and to see what got attention. Part of this was generated by some comments over the weekend by a couple of fellow Rainers, and I had a curiosity as to what might be appropriate to write about in the New Year.
Although they do not draw many comments, my Market reports draw attention and they are relatively consistent from month to month. Not to mention that it keeps me on top of what my … (16 comments)

blogging in ct: A Gargoyle For Protection, But is it Ever Ugly - 07/28/13 03:08 AM
A Gargoyle For Protection, But is it Ever Ugly
As I was walking up to a front door showing a home in Waterbury CT, I has to pause to take in the decoration that the sellers had on their front stoop.

This was a very unexpected trophy, and not at all common in our area. A Gargoyle is not uncommon in Europe and often are used to divert water off of the roofs of large buildings.
A gargoyle has a long history dating back to the 12 and 13th centuries. The Roman Church viewed them as a … (12 comments)

blogging in ct: Can you be Sued for Mailing to a Farm? - 03/03/13 08:55 PM
Can you be Sued for Mailing to a Farm? I recently did a bulk mailing to an adult condo complex as a farm. I have gotten buyer inquiries as a result of my blog posts, but thought I could pursue some of the potential sales as well.

I was taken aback by a very emotional, hand written letter to a simple postcard sent to a prospect. The letter was from a family member very resentful of a mailing directed at their deceased mother.
The letter further went on to put me personally and also our brokerage on notice that … (15 comments)

blogging in ct: Sometimes You Have to Stop and Wonder . . . Sunday Photos - 03/02/13 10:42 PM
Sometimes You Have to Stop and Wonder . . . Sunday Photos We are still very much into winter, and there's plenty of snow on the ground. Hopefully, we'll get some warm weather and the snow will melt quickly. Not all people, however are stopped by the snow.
As I was driving back from an inspection this past week, I had to take a detour to avoid some excessively busy highway traffic. I went past a farmer's field that offered a lot of visuals.

While there may still be almost a foot of snow, some farmer still needed to clean … (11 comments)

blogging in ct: Happy Anniversary to Me . . . 5 Years Invested in ActiveRain - 02/20/13 05:46 AM
Happy Anniversary to Me  . . .  5 Years Invested in ActiveRain

It was a strange call that I had gotten from a Loan officer, Don Polletta, asking me if I was at all familiar with this blog site called ActiveRain. I had to confess that not only was I not familiar with ActiveRain, but also not a blogger, nor did I think it could do me any good. But, not wanting to just dismiss it without at least a look, after all, it was free, and as every real estate professional will concur, the right expressions would be, … (79 comments)

blogging in ct: Today I was Taken at My Word, and I Was Fine with That - 02/17/13 11:39 AM
Today I was Taken at My Word, and I Was Fine with That

I sat with buyers today, and wrote up an offer on a home. Two and a half hours later we were done. These buyers were first timers, and when I indicated that they could never ask a silly or dumb question they listened.
Any real estate transaction is important. I advise my clients that they should make sure they understand everything that is presented to them, and if they are confused or not sure, they should challenge the source to clarify, regardless of who that might … (9 comments)

blogging in ct: I Could have Called the Other Company, But you Provided More information - 02/11/13 10:21 AM
I Could have Called the Other Company, But you Provided More information
“I Could have Called the Other Company, But you Provided More information”, those were the last words a prospective client told me before signing off on a phone call today.
It began with a call inquiring on the availability of properties in a condo complex I had posted about some time ago. The buyer wanted more information about the complex and we discussed options.
We set up an agenda for them to follow and would meet up within a week or so to establish a plan.
As she … (33 comments)

In An Instant, an Entire Data Base Gone with No Notice
I recently received a phone call from another Realtor here in Connecticut, frantic, and asking if I knew what had happened to the IDX site we use. I had to ask him to clarify, as I was confused. The IDX site we use here in New England was down and he wanted to know if I had gotten some type of email alert to maintenance that was being done.

None of this made sense, but there was a concern for me as I had been on the site … (37 comments)

blogging in ct: Happy Leap Day! February 29, 2012 - 02/28/12 09:46 PM
Happy Leap Day! February 29, 2012

Today is Leap Day. It only comes every 4 years and even then it’s not truly accurate. Leap Day was created thousands of years ago to allow for the spring and fall equinox to occur on the same days.
The only creatures in the world, maybe the universe that require precise time are humans. All other creatures adapt normally.
Leap Day was established as a way of catching up with the extra fraction of time needed by the Earth to orbit the Sun, which takes slightly less than 365 ¼ days. By adding … (15 comments)

ActiveRain University:  No Tuition, Casual Dress, and the Learning is Easy

There are very few Internet platforms that offer full support learning as part of the package. ActiveRain is one of those platforms, where you can send an email for an issue, or if you’re really that frazzled, pick up the phone and make a call, during normal working hours obviously.
Another perk of ActiveRain is its database of online tutorials and also live webinars. This is accessed through the University tab on the main page.
This week has all manner of activities:

blogging in ct: Where do the Blog Posts Originate? - 01/16/12 07:22 AM
Where do the Blog Posts Originate?

As a one-time NewBee to ActiveRain, there was usually a double fear to blogging. First the fear of not having a suitable topic to gather interest, and secondly not being able to present it as well as some of the more intimidating, experienced and prolific members of the Rain.
There were the usual topics of overcoming the fear, and my first blog, but then the mind goes blank. Watching how others post and commenting on a post would start to stimulate. Nobody ever has a problem talking about something for which they not … (13 comments)

After This All Else Will Be Difficult to Accept . . UConn Women's Basketball
There was a big basketball game Monday night between the UConn Women's basketball team, ranked #2 in the country and the Stanford women's team, ranked #3. We had what were some of the best seats in the XL center in a sky box.
We were guests of a Hartford law firm, that does work with my wife's office. As a last minute substitute, I was happy to oblige and on my best behavior.
The game itself was a down and out battle, with the intensity of an … (4 comments)
