Today I was Taken at My Word, and I Was Fine with That

I sat with buyers today, and wrote up an offer on a home. Two and a half hours later we were done. These buyers were first timers, and when I indicated that they could never ask a silly or dumb question they listened.
Any real estate transaction is important. I advise my clients that they should make sure they understand everything that is presented to them, and if they are confused or not sure, they should challenge the source to clarify, regardless of who that might … (9 comments)

I Could have Called the Other Company, But you Provided More information
“I Could have Called the Other Company, But you Provided More information”, those were the last words a prospective client told me before signing off on a phone call today.
It began with a call inquiring on the availability of properties in a condo complex I had posted about some time ago. The buyer wanted more information about the complex and we discussed options.
We set up an agenda for them to follow and would meet up within a week or so to establish a plan.
As she … (33 comments)

Getting Healthy, A little Rain Provides a Lot of Inspiration

I have always battled the waistline, and my success has always been minimal. Once the cold weather comes along, the battle gets tougher as I no longer do all of the walking I do in good weather. Lately, it’s been more of an issue as I’m not as young as I used to be, and not likely to get any younger.
The weather doesn’t allow for long-stride walking and the treadmill is so tedious, but after a recent play period with the youngest grandson, my focus has to change.

A Letter of Recommendation for George Souto, an Exceptional Loan Officer and Person

I would like to recommend, strongly recommend, Mr. George Souto, a Senior Loan Officer for McCue Mortgage in New Britain. George is a very dedicated individual who works for his clients and follows through on every part of the process that is under his purvey.
George Souto is a very soft spoken man, and extremely knowledgeable with the regulations and requirements needed to qualify a lender and also counsel them. George works his job to the convenience of the buyer and as he’s done for one of … (13 comments)

A Touch of Color That Caught the Eye . . . Friday Photo
Here in Prospect CT, we are in the middle of our winter and with the snow that fell this week the white makes for stark contrasts. Some mornings I will sit in out breakfast nook and have a cup of coffee while working on the laptop. As I sat there a flash of color just caught my eye.

It was certainly out of place, with no leaves on the choke cherry, and the flutter made me think some debris was blown into the tree. As I looked … (11 comments)

In An Instant, an Entire Data Base Gone with No Notice
I recently received a phone call from another Realtor here in Connecticut, frantic, and asking if I knew what had happened to the IDX site we use. I had to ask him to clarify, as I was confused. The IDX site we use here in New England was down and he wanted to know if I had gotten some type of email alert to maintenance that was being done.

None of this made sense, but there was a concern for me as I had been on the site … (37 comments)

The Fiscal Cliff:  Let the Politicians Know your Thoughts

With the country heading to another financial crisis: The Fiscal Cliff, politicians seem to be more intent on the game and less concerned with the constituency they serve. This is not the right mindset for a country trying to come out of a financial recession.
People should be concerned with what their elected officials are doing, or not doing in Washington, DC. There are so many issues riding on the legislation that pertain to real estate, taxes, Medicare to touch a few.
With real estate, there is the Federal … (7 comments)

Central Connecticut Meet-Up in Cromwell CT Cromwell CT is the geographical center of CT, and tonight it was the ActiveRain Center of CT. George Souto was the host for the first Central CT Meet-up at Billy-T's grill on Sebethe Drive in Cromwell. Conveniently located right off I-91
The location made it ideal and the group of Rainers that found there way there made the event perfect.

We were 10 strong that laughed like 20.   L-R Ed Silva, Beth McIntyre, Jim Quarello, Valerie Osterhoudt, Joe Petrowski, Dagny Eason, Fran Rokicki, George Souto and Pat & Wayne Harriman.

ActiveRain Winter Meet-Up in Wilton CT . . The Family Had Fun
It’s not only the Christmas Season, but also the time of year for Meet-Ups. Once again Dagny Eason opened up her house for her extended family of fellow ActiveRain bloggers and a few prospects as well.

Here, our hostess, Dagny takes a moment from her reverie to pose with  David Brand of Ridgefield, who will be encouraged to become a Rainer.
All were invited and for those that attended, a request was made to bring a food item for the family table. We had a full, well balanced … (12 comments)

blogging on activerain: Photos Then and Now, Things Haven't Changed That Much - 11/27/12 11:07 AM
Photos Then and Now, Things Haven't Changed That Much My career in real estate is not one of long tenure, as I got my real estate license in 2004 and my brokers license in 2006. I am a RE/MAX agent from day one, probably a thing that goes back to being a child and wanting balloons.

I did not use my photo in my initial marketing and it was in 2006, when I opened my own brokerage that I started to use a photo.  Very corporate, taken by a professional photographer. This was ideal for recognition especially as a compliment to the … (14 comments)

ActiveRain Made it Easier to Embed Video to a Blog Post The transition was seamless but the affects were enormous. I don't recall exactly when it happened, but I did notice that the bar across the top of our post screen was missing that HTML icon, and that it had been moved to the toolbar. As I do not post a ;ot of videos. (My Bad), it's function was a bit lost on me. While doing a recent draft post which would include a video, the light between my ears went on.

Honor Flights for Our Veterans . . . Appropriate on Veteran's Day I was reading an article in a magazine that really hit close to home. It was about having giving veteran's an opportunity to visit the National Memorials in Washington DC and have it be a free trip.

Honor Flights is an organization that schedules free trips for Veterans in chartered flights to Washington DC. Any other family members that accompany the Veterans would be charged for the trip.
While in Washington, Veterans would be able to visit tall of the Veteran's memorials, see a changing of the … (3 comments)

Using Electronic Signatures Outside of Real Estate
There are more than enough instances brought up of the issues created with getting documents signed quickly especially with contacts that are far away. I can recall many instances, in my previous business career where use of electronic signatures would have saved much time and allowed projects under fabrication to have changes issued and signed off on quickly.

Blueprint packages with design changes, especially those that involved dollar changes beyond that quoted in the bid package require signatures. These documents could easily be transferred using the electronic capabilities of AutoCAD, but the sign … (5 comments)

If you need to find an agent for a referral for a friend, family member or client, of course. then the 'Family' at ActiveRain, is an excellent place to start. Throughout the transaction, there will be a professional, and for this deal they were fully involved.
Boy, hs ActiveRain created a network that works.
Blogger One:  It starts with Ed Silva, who called me a referral about a year ago.  His brother-in-law wanted to find a townhouse in Arlington for his daughter to live in, probably with some roommates.  After looking at the inventory, he decided that it wasn't going to work for … (0 comments)

The Boy is a Natural . . . And I Love it!

I thoroughly enjoy the game of golf, and on many an occasion my grandson Raphael has said that he wants to golf with Papa Ed. We have putted in my family room, and he even has his own putter.
We’ve been to play mini golf, and even though he takes a few liberties, at 3 ½ years old the rules can be bent a bit, He will eventually learn the rules and play the game right.
After visiting a park recently, Raphael spotted a mini golf course … (16 comments)

Saturday evening was 10th Anniversary Gala for the CT Leukemia & Lymphoma Society. This end of season event culminates the year's efforts to raise money to fight blood diseases, and also awards the Society Man and Woman of the Year. This year’s social was at the banquet facility of the Grassy Hill Country Club in Orange CT, and it was a fine evening with the men dressed in their tuxedos and the woman with their elegant gowns, as the sun set on the manicured fairways.

blogging on activerain: Why Didn’t You Refer me to Another RE/MAX Agent? - 04/23/12 09:20 PM
Why Didn’t You Refer me to Another RE/MAX  Agent? One of my re-locating clients recently asked me to help them in finding an agent in their relocation town. They presumed that I would be going into my brand’s registry to get their agent.  Instead I went into the State index for agents that serviced the town where they were going. When asked why I did this, I just explained that it was where I felt I could get them an agent that would take care of them properly.
My brand registry allows me to see the number of years an agent … (43 comments)

blogging on activerain: Unlike Jerry Maguire, My Motto Isn’t ‘Show Me The Money’ - 04/13/12 01:11 AM
Unlike Jerry Maguire, My Motto Isn’t ‘Show Me The  Money’ There are numerous parallels that can be made for the activities of a sports agent and a real estate agent. In the movie, Jerry Maguire, they were quite obvious:
The effort to get a clientThe work to get the best deal for the clientThe continued support for the clientThe reward at the conclusion of the negotiation with a commission

Unlike the portrayal that was made as agents being money hungry and dollar motivated, with little care for their clients as people, a true professional works to get the best … (39 comments)
