The Perils of Unwed Partners Buying Property So many people have the desire to own property as a way to establish permanency and build a comfortable home with limited outside interference. With a more traditional married couple it is somewhat easy, depending on the state of their finances. For less traditional, non-married couples there may be issues with the purchase because of credit but that’s where the easy part is resolved. Not all relationships remain harmonious and if there is a separation of the couple, the property held jointly can be a real problem to liquidate. I have recently had (49 comments)

Then comes the process of prioritizing their needs based on the affordability of the home and then the services a town can offer. Everyone has different needs. Above all, most sellers find it difficult to remain completely objective and unemotional about the condition of their home, and how it will be perceived by buyers in the market, and this may have an effect on their judgment. For accurate information, it is best to obtain an impartial, third-party opinion by a professional in the field of home inspection. The first thing you need to do is stop thinking of your home as "home" and start thinking about it as a commodity that you want to sell. To be a successful (33 comments)

buying real estate in ct: The Cost of Renting Vs Buying Your Own Home
- 10/21/11 12:56 AM
The Cost of Renting Vs Buying Your Own Home The current real estate market in Central Connecticut offers many opportunities for buyers, yet many still are reluctant to purchase a home and are staying in their rental units. While this may make sense on a short term basis, over time, it becomes very much about lost dollars, and lots of them. I recently was asked by an older couple to assist them in finding a home. They currently live in a rental condo, and I was surprised to learn that they have been in that unit for over 20 years. Now as (3 comments)

Sunday Photos . . There's just Too Much Snow!!! I was going to have a cup of coffee in our sun room this morning, but the 3 feet of snow on the deck was just too depressing to stare at, especially with more coming this week. Winter has been cruel this year.
So back to the computer I go, but not to work. I did a bit of searching and came up with the cost on the Eastern end of Barbados, a much more pleasant view. I do hope that ground hog was right, I can hardly wait to mow (29 comments)
buying real estate in ct: What Does it Mean When They Ask for my Highest and Best Offer
- 01/21/11 10:10 AM
What Does it Mean When They Ask for my Highest and Best Offer When you've worked with buyers that can't make up their minds, and insist that the houses are all overpriced, even the foreclosures, these are not the words an agent wants to hear when the listing agent comes back with highest and best by .... . That usually means multiple offers, and all sense of negotiating are out the window. In the case of a Bank owned property, the bank wants to be rid of the house as quickly as possible as it is already a non performing asset. (9 comments)

buying real estate in ct: Can we See These 5 Houses Tomorrow?
- 01/09/11 11:01 PM
Can we See These 5 Houses Tomorrow? To get an email like this would seldom be a negative to any real estate agent. It does present a problem, however when the email is sent at 8:30 at night, and made worse if the times requested at 10:00 AM the following morning.
When the job is done right, it appears to be so easy that clients think nothing of asking for us to move showing times and try to arrange for a last minute showing because a relative wants to see the house also. Setting up showings is not always a simple (21 comments)
This is not an unusual statement coming from someone that has owned a home for a long period, or even a short period. Most sellers feel that the greatest angst is waiting for someone to come in and like the house enough to submit a contract. This is barely the mid point of the deal. First comes the buyer's inspections, and the sellers should not be present as they want free access to the house both for the inspector and for (15 comments)

- 12/28/10 06:19 AM
Will the Inspection Repairs be Done on This Short Sale Transaction? Dealing with buyers on a short sale transaction when dollars are tight and the inspection showed some problems can be challenging. When a seller has their home on the market, and it's disclosed that they are trying to negotiate a short sale the buyers must be prepared for few if any repairs that will be made to the home. If the seller's funds are tight or non-existent then the inspections that are done are usually for the buyers to get a better feel for the home and a better (9 comments)

buying real estate in ct: A Qualified Buyer in Winter is Generally a Very Serious Buyer
- 12/01/10 01:36 AM
Whether summer or winter or in between, there are always people looking to buy houses. In the warmer months, people accept that they need to keep the outside and inside of the home well presented and clean. It's equally as important in the winter when harsh conditions may require special attention to the home as well. In our area that means keeping the walks shoveled and clear of ice. On the inside, extra mats near the doors to wipe shoes and boots, and maybe also some disposable booties to cover the shoes if the buyers don't want to remove their shores (5 comments)
buying real estate in ct: I want to be your Listing Agent, but I won't "buy" your listing.
- 11/16/10 02:17 PM
Sellers anxious to get as much money for their home as possible are inclined to give the listing to the agent that comes in with a sales pitch that intimates that they can get much more for the home than any of the other professionals that have been interviewed can. This is false, as the market has tightened so much, and buyers are so shrewd in looking for a deal that they will just stayaway from an over priced listing. A home with special considerations will get some additional attention, but in the end if there is a contract on the home, (6 comments)
