Will we Renegotiate the Contract after the Inspections?

For buyers, the opportunity to do a detailed inspection on their intended purchase should be looked at as the time to get to fully understand what they are buying. If there are issues that could prove to be too costly or beyond their expectations, the inspection contingency allows them to get out of the contract without repercussions.  It should not be considered the time to try and get a better deal.
When the inspection is completed, the buyers will get a detailed report. Within the report will be a comprehensive outline … (6 comments)

Helping a Buyer to Achieve Their Home Ownership Dream

Working with buyers in today’s market involves so much more than just sitting down to write the contract on the home they saw online. Pre-conceived notions as to what they feel they can buy and how much they have learned about buying a home by searching the Internet can be an issue.
First contact:  The initial visit with the buyer sets the stage for the flow, and is very crucial. I take great care with a first visit, as it sets the tone for the transaction and the degree of trust … (5 comments)

home buying in ct: Can You Help me to Buy a House in Central Connecticut? - 05/20/12 11:36 AM
Can You Help me to Buy a House in Central Connecticut? This is the type of question I like being asked as it always gets the mind working as it is so broad and leaves the table wide open for direction.

The first response would be ‘Yes, I will certainly try”, followed by getting the name, and I always ask how they came to contact me. I definitely want to know where our marketing is reaching.
Some conversation back and forth to establish brief locations, style, community necessities and of course prices.
It is also necessary to inquire into … (4 comments)

Why Are You Questioning My Client’s Lender?

I have seen a trend with some REO listing agents to require a specific lender pre-qualify a prospective buyer as a pre-requisite to submitting and offer on their listing. This goes beyond a requirement that the pre-qualification be with anyone at a bank, but pointed at a single loan officer.
I can understand a bank wanting to ensure that they do not waste time with an offer before making a commitment to accept the contract, but when it is pointed at an individual lender that is not connected with the bank that … (18 comments)

home buying in ct: It's A Buyer's Market and I want to get a Deal! - 08/16/11 12:02 AM
It's A Buyer's Market and I want to get a Deal!
Yes it's true, it is definitely a buyer's market and the deals are out there waiting to be plucked, but are you attuned enough to the market to appreciate the deal that's in front of you?  I have been working with some very particular buyers, that are well qualified for their specific purchasing power, but are insistent that they should be able to really steal a deal.
We have been through homes that will satisfy their needs for space, comfort and financial needs. They have seen a few homes … (10 comments)

home buying in ct: Home Buyers Heed the Recommendations of Your Agent When it Comes to Professional Services - 04/09/11 12:26 AM
Home Buyers Heed the Recommendations of Your Agent When it Comes to Professional Services Buyers can sometimes be skeptical of their Real estate agent when it comes to recommending other professionals for services. Their thought is that the Agent will somehow be compensated for sending them to a particular professional, or that the professional will take shortcuts that will be detrimental to the buyer. That should never be the case. When a real estate agent recommends a particular bank for the mortgage, lawyer to handle the legal end of the transaction, or home inspector, they are referring them to a professional … (48 comments)

home buying in ct: Why Can’t You Show Me Properties Before I’m Preapproved for a Loan? - 01/24/11 01:41 AM
We've all had clients that wanted to jump right into properties before talking with a bank. They go online to a site that asks a few questions, they answer in a manner that they believe gives them a good light and come away with a value.
Or they have a pre-conceived idea of how much they feel they can spend per month and look for homes they believe will be right for them.
When they find the house they want, and sit with the bank, which has to be done, the reality of their value is exposed and they are very … (0 comments)
