selling real estate in central connecticut: Do you Sometimes Feel The Need to Apologize for Other Agents?

Our Obligation is to Inform and Protect At a listing presentation recently, there were a few statements made by the owner that had me cringing internally as the owners had not been treated very well by the agent that sold them their house. They bought their home over 20 years ago and for sure the regulations were not the same then as they are today. I could not speak to the regulations or procedures that may have been in place then. There is no question that there was a time when real estate agents had a bad reputation and were looked at much (41 comments)
selling real estate in central connecticut: In Central Connecticut For the Day, 1 Up 1 Down and a Draw

For the Day, 1 Up 1 Down and a Draw It was an interesting day for myself with real estate here in Central CT. I opened up my emails this morning and received contract for a buyer client of mine. That buyer will be ecstatic as he has been looking for a home for almost a year and was reaching the point of frustration. It won't be simple, as it's a 203K purchase but we will work for a Mid April closing. Then as I opened up the MLS I noticed a new listing that I was hoping to get for myself. The (9 comments)
I have been busy this past week with listing presentations. That's a good thing. The sellers have been attentive, have understood the comparables and the analysis, and have been reasonably receptive to the value of the house and the marketing plan offered. All was good until the time to set the value to list the house.
The arguments between the spouses was civil, but the tone was one of deliberately setting market price almost 10% higher than actual to allow for negotiations. The feeling being that they wanted the (25 comments)
A seller just asked me this question as we were completing the listing paperwork. Having had the house on the market previously with little success, they were anxious to get their home sold so that they can move on and get the larger house they need. Every seller hopes that their house gets lots of attention and that they get a good price and sell quickly. As we are into mid January with freezing temperatures, the hibernation urge is strong, but there are buyers looking to make a (5 comments)
Well, you put a lot of money into your property and it really fits your personality. You may even have the best house on the block, but now that you have to sell that home, the harsh realities of the business are overwhelming. PriceYou had agents present you with the facts of the market and you didn’t like the values they suggested because you want to recoup the money you put into the house in addition to feeling the need to make a profit. selling real estate in central connecticut: Here, Let Me Do Something to Brighten Your Day

Here, Let Me Do Something to Brighten Your Day We’re in the middle of a winter storm and it’s ugly outside. Mother Nature is sending us a reminder of the season and also letting us know that we make our work plans, but that doesn’t mean we’ll be able to execute them. I was scheduled to meet with a client today to pick up a contract. I also had requests from a client to see a couple of houses, tentatively. The storm said the plans would have to wait for a more opportune time. So what I got as (25 comments)
selling real estate in central connecticut: Be the Glue Not Part of the Puzzle, When buying or selling real estate
- 01/19/12 05:01 AM
Working a real estate transaction carries a responsibility to see it through completion, successfully. The analogy within this post is ideal for demonstrating the way a transaction can come together properly. The reference to being the glue that holds the transaction together can also be applied to life and maintaining our families and friends in our circle of life together. Be the glue, not part of the puzzle! As a REALTOR® I feel my role in a transaction and in advocating for my clients is somewhat that of working through a jigsaw puzzle. There are many intricate pieces to the big puzzle (0 comments)
selling real estate in central connecticut: 8 Reasons why your house won't sell in Central Connecticut!

Sellers: A house that is on the market to be sold, is a commodity, and in a true economy, the laws of supply and demand are always on point.
