Tips To Help A Central Connecticut Home Seller This Spring
We are starting March of 2014, and even with the threat of more snow, it’s not too early to prepare to sell your Central Connecticut home. In many areas, the market has started to show some positive activity, but that doesn’t mean prices have jumped so much that a seller can expect a high profit. Nor is the activity likely to produce multiple offers and a bidding war. What it means is a Connecticut home seller that wants to make sure they hit the market with their best presence forward and … (7 comments)

selling real estate in ct: Dealing With the Elderly Requires More Than Just Patience - 05/01/12 10:47 PM
Dealing With the Elderly Requires More Than Just Patience

I just completed a transaction that gave me more of an education into dealing with the elderly than I thought was possible. I know I can be patient, but with people that have been in their home for years, and have age, patience is just not all that’s needed.
People do not see the areas of a home that could be issues to a prospective buyer. After living in a home for so many years, they become so accustomed to their surroundings that there is never an issue with being … (51 comments)

selling real estate in ct: Yesterday I Brought My OLD CAR in For a Tune-up - 10/05/11 07:57 AM
Yesterday I Brought My OLD CAR in For a Tune-up
It was needed and it's been a couple of years since the last review. Part of the mandatory requirements for license renewal was a class on Connecticut Real Estate Fiduciary Duties Review and Law Update.
The OLD CAR that got a tune-up were the fiduciary obligations we, as real estate professionals should use in our daily activities:
ObedienceLoyaltyDisclosureConfidentialityAccountingReasonable Care
This is the acronym for the agent's fiduciary responsibilities to their client
Obedience This obligates the agent to act in good faith at all times and to obey all the legal … (31 comments)

selling real estate in ct: When Should I List My Property? - 08/24/11 03:42 PM
People believe that there is a good time to sell a home, and that there are times of the year when homes don't sell as well.
That may have been the case at one time, but as people are so much more mobile than they have ever been, the best time to sell a home is when the home is ready to be sold. Buyers purchase when they see a property they believe to be the right fit for them.
The key to selling a home quickly is to clean it up, fix it up, price it right, and if you're … (0 comments)

selling real estate in ct: If You Want To Get It Sold - Drop the Price! - 08/04/11 02:30 AM
With the real estate market being so tight and very competitive for sellers, attention must be paid to making sure the home is appealing to the consumer, which does not mean strictly from appearance.
Home buyers are extremely astute and they know probably better than a seller what values are in the market place.
If the home languishes on the market and it has the best curb appeal, then there can only be one reason for not getting buyer attention and that's price.
This post by Leah Stern offers insight to the pricing decisions.

selling real estate in ct: Home Sales Sluggish in Central CT, But Buyers are Finding Great Deals - 05/21/11 03:03 PM
Home Sales Sluggish in Central CT, But Buyers are Finding Great Deals
The CT Association of Realtors just released the first quarter sales figures for home sales in CT and the volume is off 34% from the same period last year. Some of this can be attributed to the lack of a buyer incentive like the First time buyer rebate of up to $8,000 that was in effect last year and didn't expire until June.
The business climate in CT still remains tentative and unemployment is hovering just below 10%. With banks tightening lending requirements, and buyers tentative because of … (7 comments)

selling real estate in ct: How to Prepare the Home for the Open House - From A New Perspective - 05/10/11 03:44 AM

Getting ready to sell a home requires some very well thought out preparation. Equally so is the preparations needed to do an Open House.
Whether a seller or an agent, the list within this post by Chrissy Doremus, is detailed, and if used as a guide will prove to have immense value for either the sale of the home or the Open House.
We all know that problems with larger items or systems like roofs, or basements can become issues when selling a home. But often—it is not the“big” things—but many smaller items “all added-up” that can cost or slow down … (0 comments)

Buying Real Estate in Central Connecticut . . Understanding the Buyer Agreement If you are going to be buying real estate in Central Connecticut, it will be necessary to address and sign a buyer agreement with your Realtor. This should not be looked at as a hook to capture you and limit your abilities to purchase a home.

selling real estate in ct: Sunday Photos . . There's just Too Much Snow!!! - 02/06/11 02:25 PM
Sunday Photos . . There's just Too Much Snow!!! I was going to have a cup of coffee in our sun room this morning, but the 3 feet of snow on the deck was just too depressing to stare at, especially with more coming this week. Winter has been cruel this year.

So back to the computer I go, but not to work. I did a bit of searching and came up with the cost on the Eastern end of Barbados, a much more pleasant view. I do hope that ground hog was right, I can hardly wait to mow … (29 comments)

My License Says I'm Supposed to Be Selling Real Estate
I recently received a phone call from a person from out of state. They had just gotten the responsibility of selling a family members house in the Greater Waterbury CT area and were asking me to provide a market analysis.
They also explained how they got my name and that I was also one of 3 that they were contacting. As we chatted further, they opened up about their particular requirements and I indicated that I believed I could help them with those as well.
Within a couple of days I … (15 comments)

selling real estate in ct: What Does it Mean When They Ask for my Highest and Best Offer - 01/21/11 10:10 AM
What Does it Mean When They Ask for my Highest and Best Offer When you've worked with buyers that can't make up their minds, and insist that the houses are all overpriced, even the foreclosures, these are not the words an agent wants to hear when the listing agent comes back with highest and best by .... .
That usually means multiple offers, and all sense of negotiating are out the window.
In the case of a Bank owned property, the bank wants to be rid of the house as quickly as possible as it is already a non performing asset. … (9 comments)

selling real estate in ct: Can we See These 5 Houses Tomorrow? - 01/09/11 11:01 PM
Can we See These 5 Houses Tomorrow? To get an email like this would seldom be a negative to any real estate agent. It does present a problem, however when the email is sent at 8:30 at night, and made worse if the times requested at 10:00 AM the following morning.

When the job is done right, it appears to be so easy that clients think nothing of asking for us to move showing times and try to arrange for a last minute showing because a relative wants to see the house also.
Setting up showings is not always a simple … (21 comments)

selling real estate in ct: Now That We have a Contract, What Happens Next? - 01/07/11 06:56 AM
Now that we have a Contract, What Happens next? It's been 40 years since I did anything like this.

This is not an unusual statement coming from someone that has owned a home for a long period, or even a short period. Most sellers feel that the greatest angst is waiting for someone to come in and like the house enough to submit a contract. This is barely the mid point of the deal.
First comes the buyer's inspections, and the sellers should not be present as they want free access to the house both for the inspector and for … (15 comments)

selling real estate in ct: Will the Inspection Repairs be Done on This Short Sale Transaction? - 12/28/10 06:19 AM
Will the Inspection Repairs be Done on This Short Sale Transaction?
Dealing with buyers on a short sale transaction when dollars are tight and the inspection showed some problems can be challenging. When a seller has their home on the market, and it's disclosed that they are trying to negotiate a short sale the buyers must be prepared for few if any repairs that will be made to the home.
If the seller's funds are tight or non-existent then the inspections that are done are usually for the buyers to get a better feel for the home and a better … (9 comments)

selling real estate in ct: BUYERS MUST OFTEN USE THEIR 6TH SENSE... - 12/16/10 11:15 PM
A home purchase is a large investment. It can ruin a family for years if it's not addressed carefully, and approached with care.
A qualified real estate agent can assist with the proper tools and contacts to get through the process. This post provides additional detail.

BUYERS MUST OFTEN USE THEIR 6TH SENSE...but should never forget about the other 5 senses! Of those 5 senses (sight, hearing, smell, touch, taste) you can really only use one effectively while searching for a home on the computer.
In today's world of internet dependence, websites and, let's be honest, data overload; we often … (0 comments)
