I prefer to work with people I like and who like me. I will gladly turn away a prospective client who is unreasonable, rude, stressful or condescending. Likewise, I wouldn't expect anyone to work with me if I treated them that way.
A good agent focuses on your concerns and needs and will find ways to meet them. You should feel welcome, and relaxed, but in control and empowered. You should be given the information you need to make an informed decision and YOU should be the person in charge, making the actual decisions.

It will be interesting to see if the slowdown during the Fall (which causes numbers in the Winter to be lower) was as dramatic as it seemed.
I'm curious if Spring and Summer might actually do very well due to many hesitant and fence-sitting Buyers who are now confidently purchasing homes again.
If this is true, it could lead to inflated numbers over the Spring and Summer and as the pool of Buyers slows again to what would be a more "normal" rate in the Fall and Winter, those numbers could look bad next year, where in reality they would only appear to … (3 comments)

buyers agent: Salt Lake Real Estate Market Update - Days on Market - 03/28/08 04:54 PM
As you can see from the graph below which analyzes the average number of days on the market it took for a listed home to sell, you can see that this is one statistic that has actually followed a pretty smooth pattern over the past 6 months.
Days on the market peaked in February at just over 60 days and then appears to have fallen slightly in March. This is all good news. Nationally, 60 days on the market is a really good figure.

Take a look at this graph that shows Average List Prices and Average SOLD Prices in Salt Lake County over the past 6 months and tell me you don't see the same thing that I do:
Salt Lake appears to have gone through a minor slump during 4th quarter 2007 and the beginning of 1st quarter 2008. Things appear to be almost exactly where they were 6 months ago.
It would appear that the real estate market in Salt Lake County has handled the necessary correction well and will go back to a small but sustainable appreciation rate.

In today's Deseret News (February 7, 2008) a story about more snow coming mentioned the following:
"The bad weather has brought some good news. In a hydrologic outlook released Wednesday, the Weather Service said the January storms brought an accumulation 165 percent of normal. Southern Utah was already above its normal April 1 snowpack levels. More storms in February and March could refill reservoirs and provide drought relief."
It certainly does not say the "drought" is over, but it provides a positive outlook if we can continue to get more rain and snow over the next month or two.

I agree 100% that there is absolutely NO advantage to either Seller OR Buyer in Dual Agency. It should be abolished and I still wonder why it has not been. Looking at the Fourth Quarter of 2007 for the Salt Lake County Market reveals some interesting facts.
Keep in mind that this information is not necessarily comprehensive as it only takes into account data from the Wasatch Front Multiple Listing Service, but most homes in Salt Lake County sell by Multiple Listing and this data is probably pretty representative of the market at large.
Look at the data and we will analyze it below.
First, DOM - Days On Market increased. In the 4th Quarter of 2006 homes that were priced near enough to market value to sell were selling in 33 days. In … (1 comments)

This graph shows how long homes took to sell in the 4th quarter of 2007.
This is only for SOLD homes. As you can see, for homes that DID sell, the average time on the market was 44 days.
The percentage of homes selling in 30 days or less was 43.7%.
The percentage of homes selling in 60 days or less was 72.3%.
The percentage of homes selling in 90 days or less was 88%.
The percentage of homes selling in more than 90 days was 12%.

As home inventory grows, typically rental rates don't rise as much. This is because people can just as easily buy than rent.
A recent article at Forbes.com suggests that even though Salt Lake's inventory of available homes for sale is growing, rental rates are still rising because job growth is the highest in the nation and is bringing in a "steady stream" of people into the state.
