cost: Attention Buyers: Buyer Representation is NOT Free - 10/01/12 07:11 AM

This post started as a response to comments in another blogger's comment thread on the topic of how messed up the real estate industry is in the areas of representation and how compensation can tempt agents to do things that are not in their client's best interest.
The discussion started over whether or not buyers or sellers were getting true representation and loyalty from their agents, or if the agents were only looking out for themselves and/or the companies they work for. There was discussion over whether it was ever right to double end transactions (get paid twice as … (8 comments)

cost: The Highest Level of Representation for Buyers - 11/03/11 09:40 AM
My last blog entry was a testimonial from me about my new dentist. What does that have to do with buying a home? Lots.
Everybody should know about biomimetic dentistry and doctors like Dr. Noot. I really connected with him and his practice because:
1. He really cares about what is best for his patients.
2. He takes the time to educate his patients about what is going on.
3. He lets the patient make the important decisions regarding their care.
4. He has gone the extra mile in his personal training and education in order to provide his patients with … (0 comments)

cost: How to Calculate the Cost vs. Benefit of Refinancing - 10/12/11 10:27 AM
How to calculate the cost vs. benefit of refinancing
Whether or not you should refinance will depend at least 3 things:
The costs associated with refinancing The total monthly savings the refinance equates to. How long you plan to stay in the home or hold the loan Once you calculate how many months of savings it will take to cover all the costs of refinancing (including any costs added to the principle balance of your loan) you can more easily assess whether or not it makes sense for YOU to refinance.
Here is an example. The numbers I'm using make for … (0 comments)

cost: HUD to Buyers: "It is your responsibility to search for an agent who will represent your interests in the real estate transaction." - 01/01/10 09:44 AM

Newly revised for 2010, HUD's latest publication related to buying a home is titled, "Shopping for Your Home Loan: HUD's Settlement Cost Booklet." It is a must-read for anyone who will be buying a home in 2010 (or beyond).
In spite of the title, the booklet doesn't just contain information on how to shop for a home loan using new forms and an explanation of the settlement costs involved in a real estate transaction. The guide also contains valuable information on a variety of other topics related to purchasing a home. (It's a whopping 4 Megabyte download!)

cost: Home Warranty Companies Affected by Slowdown: Adjusting Prices/Coverage - 10/16/08 05:01 PM
It seems that the slowdown in the real estate market has Home Warranty companies that service the Salt Lake City real estate market adjusting their premiums and coverages to keep profits up.
Over the past 45 days prices have gone up by about 18% and deductibles (service fees) are up about 10%.

The cost of "add-on" coverage (for … (2 comments)
