exclusive buyers agent: Buyer Praises Exclusive Buyer's Agent: I Always Knew He Was On My Side - 01/27/14 08:23 AM
I have known and worked with Benjamin Clark since 1994. He is a good person. Honest, helpful, patient and trustworthy are words that come to mind as I try to describe him. He is a family man. In working with him I always felt like he was really listening to me and that he really cared about my best interests.
I bought a building lot with his help. He is very thorough and absolutely resourceful as a buyer's agent. He provided timely information as I researched the market conditions and found the information I needed about previous and comparable sales. I … (1 comments)

exclusive buyers agent: Agent's "Impressive Ninja Negotiation Skills" Save Home Buyer $25,000 - 11/24/13 09:53 PM
It is with complete enthusiasm that my wife and I recommend Benjamin Clark and Homebuyer Representation, Inc. for anyone's home buying effort!
With an impending retirement from the US Air Force, but not before one final deployment, Ellen and I had a small window of opportunity to buy a home in Salt Lake. Currently residing in Ohio, we knew the search would be complicated by our distance, and the limited amount of time available "on the ground" to look at all reasonable properties and ultimately close. We needed an ally.
Scouring the internet, I learned about "Exclusive Buyer's Agents" and read … (3 comments)

exclusive buyers agent: Townhome Buyer Avoids Poor Purchase with Agent on Her Side - 11/10/11 07:22 AM
My Exclusive Buyer's Agent took me on as a client when he was busy with other personal things and yet he was one of the most professional people I have ever worked with.
He went the extra mile to help me find what I was looking for every time.
He never pushed me into anything that I was not sure of. Even when I had made an offer on a place and had it accepted he checked further into one troubling aspect and gave me the information and let me make the decision which was to withdraw the offer. … (1 comments)

exclusive buyers agent: HUD to Buyers: "It is your responsibility to search for an agent who will represent your interests in the real estate transaction." - 01/01/10 09:44 AM

Newly revised for 2010, HUD's latest publication related to buying a home is titled, "Shopping for Your Home Loan: HUD's Settlement Cost Booklet." It is a must-read for anyone who will be buying a home in 2010 (or beyond).
In spite of the title, the booklet doesn't just contain information on how to shop for a home loan using new forms and an explanation of the settlement costs involved in a real estate transaction. The guide also contains valuable information on a variety of other topics related to purchasing a home. (It's a whopping 4 Megabyte download!)
Massive reforms in the real … (13 comments)

exclusive buyers agent: Conflicts of Interest When Working with a Traditional Real Estate Brokerage - 11/18/09 10:59 AM
Here is a nice clip from CNN that covers the many conflicts of interest that can exist if you don't make sure the agent you hire will work only for you.

exclusive buyers agent: Mortgage Shopping Will Soon be a Lot Less Complicated - 11/10/09 11:11 AM
Mortgage shopping will soon be a lot less complicated.
RESPA Reform takes effect on January 1, 2010. While still not perfect, the changes do simplify the ability to compare loan offerings between lenders. The goal was to simplify and improve disclosure requirements for mortgage settlement costs under RESPA. My analysis: Mission Accomplished
Here are some key highlights for borrowers:
The new Good Faith Estimate (GFE) and the New Settlement Statement (HUD1 or HUD1A) now correspond to one another. In the past, there was no direct correllation between line items, making it difficult for a consumer to know whether or not … (3 comments)

exclusive buyers agent: An Exclusive Buyer's Agent is the Only Way to Go - 05/01/09 11:09 AM
I recently transferred to Salt Lake City from California.  Having owned a few homes, and also having dealt with various agents in the past, I did not relish the stress and hassles involved in the home buying process.  I investigated my options, and wanted an agent that would be a good fit for me. I wanted an agent who was willing to work only for me.  Little did I know that I was about to embark on one of the most rewarding and remarkable adventures of my life. Benjamin Clark is the best!  He made the buying process an absolute pleasure.  … (3 comments)

exclusive buyers agent: How is Earnest Money Applied at Closing? - 04/08/09 04:35 AM
Earnest Money is applied as a credit to you at Settlement.
The settlement sheet is basically a balance sheet. The money you owe is on the top of your side (purchase price, closing costs, your portion of property taxes, etc.) All the money paid on your behalf (loan proceeds, earnest money, the seller's portion of property taxes, etc.) is on the bottom of your side and is a credit to you. The difference between what you owe and what you have paid (including the Earnest Money) is what you have to bring in to closing (or what is refunded to you … (0 comments)

exclusive buyers agent: First Time Home Buyers Recommend Hiring a Broker on Your Side - 01/30/09 04:29 PM
My wife and I were looking to buy our first home.  We knew the area we were interested in and that was about it.
My wife read about real estate brokers and how they are able to represent the buyer which led us to Ben.  Right from the start he was very helpful. Ben helped us figure out just about everything, from the beginning to the end.  We looked at as many houses as we wanted.  He wasn't pushy and did not try to sell us any particular home.  He even found one in the area that was not listed on … (4 comments)

exclusive buyers agent: Early 2009 May Be the Best Time to Buy a Luxury Home in Salt Lake - 12/06/08 02:36 PM
We all know that the Salt Lake area real estate market (and the economy at large) is doing better than most areas of the country. Still, some things have slowed considerably.
Some things that have slowed the most:
New Construction Permits The Time it Takes to Sell a Home (Days on the Market) The Number of Home Sales for Homes Priced Over $400,000 New Construction
The good news is that less new construction actually will help slow the supply, which will help equalize the market sooner, meaning a healthier housing market.
Days on the Market
Currently, however, inventory (supply) still substantially exceeds the number … (3 comments)

exclusive buyers agent: Salt Lake City Utah Population Explosion Predicted - 11/20/08 04:41 PM
The Salt Lake City Board of Realtors published a press release on November 13, 2008 suggesting that the population of the Wasatch Front (Salt Lake Included) is expected to double by the year 2040.
The prognosis was made by Arthur C. Nelson, presidential professor of city and metropolitan planning at the University of Utah.
He suggests that the population of the United States will grow faster than any other nation during that time other than India or Pakistan.
By 2040 the population along the Wasatch Front is predicted to reach 4.2 Million as compared to approximately 2 million people today.

exclusive buyers agent: Home Buyers Beware when Choosing a Utah Home Inspector - 07/15/08 07:05 AM
In Utah, all it takes to be a home inspector is to call yourself one.
See  Get Gephardt – Worst Home-Buying Fiasco Ever! -
"And guess what, home inspectors need absolutely no qualifications whatsoever in Utah."
"...there is no state agency overseeing home inspectors in Utah. And it appears anyone can declare themselves a home inspector: with no training, no license, and no experience."
If you are thinking about buying a home in the Salt Lake area, you will want to have your home inspected by a good home inspector. Begin as soon as possible to research various home inspection … (1 comments)

exclusive buyers agent: Exclusive Buyer's Agents Negotiate for the Home Buyer - 02/02/08 03:43 PM
The most exciting part of being a true Buyer's Agent (and the most rewarding part) are the negotiations. Every transaction is unique, and there are many real estate agents who lack the level of negotiation skills required to truly get their clients the best deal.
Having an agent who has training and experience in negotiation is especially important when the Seller or their agent are experienced negotiators. It is extremely gratifying and rewarding to pull off a big win in favor of my clients and hearing them say things like "We never would have had the guts to make that counteroffer. Thank … (2 comments)

exclusive buyers agent: Client Christmas Card 2007 - 01/24/08 05:04 PM
In case you missed our Christmas Card this year, here it is:
Dear Family and Friends,
We have had a pretty busy year this year. Through about August, the Real Estate market was still in its prime and Ben was as busy as ever helping people with their home purchases. Somehow we managed to fit in some family time:
For our 10-Year Wedding Anniversary we went on a cruise to Mexico. Spring enjoyed the cruise because it was a welcome break from her busy routine in the PTA; Ben was able to relax because he didn't have to think about how much everything … (4 comments)

exclusive buyers agent: Salt Lake County Mayor's State of the County Address - 01/12/08 05:39 PM
Mayor Peter Corroon's State of the County Address gives a glimpse into what makes living in the Salt Lake Area so great.
It gives a brief analysis of each of the following priorities:
GovernmentEconomic DevelopmentNatural EnvironmentQuality of LifePublic SafetyEducationMy favorite part of the speech is the following:
"Salt Lake County is still the most populous county in the state, with an estimated population of more than 1 million. Our county is expected to grow to nearly 1.4 million by the year 2030. And Utah ranks No. 3 in the U.S. for life span with an average of 78.7 years, meaning most of us should … (1 comments)

exclusive buyers agent: More Home Inventory Slows Rental "Appreciation" - 01/12/08 05:23 PM
As home inventory grows, typically rental rates don't rise as much. This is because people can just as easily buy than rent.
A recent article at Forbes.com suggests that even though Salt Lake's inventory of available homes for sale is growing, rental rates are still rising because job growth is the highest in the nation and is bringing in a "steady stream" of people into the state.
"Job growth also affects renters. Salt Lake City has one of the fastest rates of new construction, but it isn't fast enough to keep up with job growth. A 3.1% uptick in jobs is the highest of any city … (0 comments)

exclusive buyers agent: National Retailers taking notice of Salt Lake - Opening shop - 01/12/08 04:45 PM
Utah a fertile ground for branching out
In 2007 Salt Lake saw big names such as IKEA, Cheesecake Factory, Urban Outfitters and American Apparel come to town.
According to the Salt Lake Tribune, "The list of retailers with a presence in Utah is set to grow even larger this year." [2008]
It later goes on to say:
"Retailers have been attracted to the state in recent years due to the state's strong job and population growth. The population of the four main Wasatch Front counties - Salt Lake, Utah, Davis and Weber - has reached the 2 million mark, which makes many national chains … (0 comments)

exclusive buyers agent: Hot markets - can you trust the national media? - 01/09/08 02:49 AM
OK. Don't get me wrong. The real estate market in Salt Lake is doing better than most places in the country.
I just want to point out to the person who isn't involved in real estate on a daily basis (i.e. the consumer) that the actual truth about the market is often slightly different than what you hear in the media.
In an age of instant messaging, blogs and fiber-optic data transmission, you would expect to be able to keep a pulse on something so large as the housing market.
In a recent Money Magazine article, Real Estate: Last of the red-hot markets printed … (6 comments)

exclusive buyers agent: Historical Salt Lake Market Statistics with Graph 3Q 2003 - 3Q 2007 - 01/04/08 05:12 AM
Yes, this is old news but it shows the historical data and trends for the Salt Lake County Market.
The next official reports (which we are all waiting for) will be posted on January 20th, 2008. While we wait I will also look at the monthly data for October and November and the data I can extract myself for December and we can see if we can estimate whether the trends are still following the course they were on at the end of September.
