In 2007 Salt Lake saw big names such as IKEA, Cheesecake Factory, Urban Outfitters and American Apparel come to town.
According to the Salt Lake Tribune, "The list of retailers with a presence in Utah is set to grow even larger this year." [2008]

OK. Don't get me wrong. The real estate market in Salt Lake is doing better than most places in the country.
I just want to point out to the person who isn't involved in real estate on a daily basis (i.e. the consumer) that the actual truth about the market is often slightly different than what you hear in the media.
In an age of instant messaging, blogs and fiber-optic data transmission, you would expect to be able to keep a pulse on something so large as the housing market.

Yes, this is old news but it shows the historical data and trends for the Salt Lake County Market.
The next official reports (which we are all waiting for) will be posted on January 20th, 2008. While we wait I will also look at the monthly data for October and November and the data I can extract myself for December and we can see if we can estimate whether the trends are still following the course they were on at the end of September.

I don't represent Sellers, so why am I writing about this? Almost all Buyers will someday be Sellers and almost all Sellers buy after they sell. My clients may as well understand that what is true on one side of a transaction usually has its parallel on the other.
Just as Buyers often sign away rights and protections when entering a Buyer-Broker Agreement, Sellers are almost always asked to sign away their right to full representation when signing a Listing Agreement. Once again, Sellers, just like Buyers have a choice.

BUYER BEWARE: There is a lot of inventory and about 2/3 of it is overpriced. (See third quarter market statistics) These are new listings that do not sell during their listing period.
It is not good enough to get a free plasma screen TV or backyard landscaping or granite countertops "thrown into" the deal for "free" if you are overpaying for the home by tens of thousands of dollars.

Most Utah Homebuyers believe that the appraisal is being done to protect the Buyer. Although it may ultimately do so, the appraisal is really to protect the lender.
Appraisers are hired to protect the Buyer's lender(s). A main part of their job is to determine if there is enough collateral value in the property to protect the lender's lien-holder position.

Most people think of Earnest Money only as a protection for the Seller.
In some cases a Buyer gets cold feet. Other times, a Buyer ties up the property and is ultimately unable to perform after all contingencies have passed. The Earnest Money is widely considered to be a fair sum, to pay the Seller back for lost time on the market or other inconvenience.
What many Buyers do not know, however, is that: In Utah, the Earnest Money Deposit is also a protection to the Buyer.

An article in the March 2007 edition of Kiplinger's Personal Finance shares some of the benefits of hiring an Exclusive Buyer's Agent. The point of the article (and it's title) was: Hire your own AGENT
Just as two sports teams would not use the same coach, and two parties with conflicting interests would not use the same attorney in a court of law, there are real differences of interest between a Buyer and a Seller in a real estate transaction and I believe that each party should seek independent representation.
