Salt Lake City, Utah pops up at #6 on Marketwatch's Top 10 best places to buy investment property in the U.S.
They cite low inventory and rising median home prices as reasons, but fail to mention that rents on single family homes are pretty high compared to the cost of homes right now.
My presumption is that families who have lost their homes to short sale or foreclosure aren't too excited about renting a 2 bedroom apartment, so they are looking for single family homes to rent. I've been thinking about keeping my home as a rental for a few years … (4 comments)

People who don't really need to sell their home should not put them on the market at ridiculously high prices.
Prices don't go up 20% just because Sellers LIST their homes at 120% or more of market value. In order for prices to stabilize and/or improve, inventory levels need to shrink or the number of Buyers needs to increase significantly, and quickly.
It doesn't help anyone if more than 63% of the inventory on the market is significantly overpriced.

In today's Salt Lake Tribune, "Jillinda Bowers, president of Salt Lake Board of Realtors, said that when homes don't sell, 'our next step is to reduce the price. We have a positive and good market, but with the decline in sales right now, there is a need for more stabilization in the pricing.'"
So, will home prices go down?
Or, in other words, will the actual value of homes go down? Or is she just saying that all of the THOUSANDS of overpriced listings currently on the market will need to lower their asking prices?
