information: Is Buying a Home in 2012 within Your Means? - 01/19/12 08:29 AM
Homebuyer Representation, Inc. offers a free consultation to home buyers.
What does it mean to consult an Exclusive Buyer's Agent? A consultation is a one-time meeting to get any of your real estate questions answered and to find out what it would take to buy a home. The meeting can be in person or over the phone.
It doesn't mean that you have to hire the agent to represent you, or even hire an agent at all.
You should come away from the consultation with enough information to answer these questions:
Does it make sense to buy vs. rent? Is what … (1 comments)

information: My Commitment to Buyer-Clients Purchasing in the Salt Lake City, Utah Area - 01/16/12 01:31 PM
I have been meaning to draft this document for a while, and finally put it together in response to a conversation I had with a potential client last week.

My commitment to you:
1. I will be your Exclusive Buyer Agent (EBA). Because our company does not take listings or ever take on sellers as clients, we will never ask you to agree to less than 100% representation.
2. We will not "switch teams" or change allegiance mid-transaction. You will start with an EBA and you will end with an EBA.
3. I will ALWAYS take YOUR side in … (2 comments)

information: Research Scientists Share Benefits of Hiring an Exclusive Buyer's Agent when Buying a Home - 10/18/11 07:01 PM
Our Exclusive Buyers Agent (EBA) was a pleasure to work with because of his laid back, no-pressure approach. His only motivation was to help us find the right house for us, not to sell a home.  He never pressured us to consider a home we were not interested in. Rather, he suggested we see many homes so we could figure out what we actually wanted, and what we did not want. When we had a disagreement on which house we liked better, he made sure to let us come to our own conclusion. We are very happy with how it turned out, and … (1 comments)

information: Why are so many consumers distrusting of real estate agents? - 05/04/11 11:40 AM
I was reading an Angie's List magazine column this morning and I couldn't help but feel for some of the commenters who were (and perhaps still are) distrusting of real estate agents.
For example, one commenter said:
"One caveat about using a home inspector: Make sure you use someone who is recommended by a friend NOT the real estate agent who is trying to sell you A HOUSE. Our "inspector" missed all kinds of major problems that we were not looking for being from another area and not knowing what to look for..."
Another responded:
"...our story exactly. I will never … (4 comments)

information: Rent or Buy? - 02/24/11 08:07 AM
If you are trying to decide whether or not you should rent or buy in today's economy, I ran across this great little tool that can HELP you analyze what might be best for you.
http://www.nytimes.com/interactive/business/buy-rent-calculator.html
I say "HELP" you analyze what is best because in order for it to be anywhere near accurate, you will have to do some research on each of the variables that are required for it to make a calculation. You will also need to have at least some idea about how long you want to "settle" down in the area you are considering renting or … (2 comments)

information: Why didn't you tell me it was a meth lab? - 04/14/10 05:35 AM
After making multiple visits to a property with a size, layout and price that all seemed "too good to be true" my client decided to make an offer. It wasn't until that point when it was disclosed to us that the property had been used as a meth lab and that cleanup of the property had not yet happened. In fact, it was being sold AS-IS, all cleanup and liability was being passed on to the buyer.
Well, now everything made more sense. But what bothered me most was that this information was not stated up front.
We probably spent over … (11 comments)

information: HUD to Buyers: "It is your responsibility to search for an agent who will represent your interests in the real estate transaction." - 01/01/10 09:44 AM

Newly revised for 2010, HUD's latest publication related to buying a home is titled, "Shopping for Your Home Loan: HUD's Settlement Cost Booklet." It is a must-read for anyone who will be buying a home in 2010 (or beyond).
In spite of the title, the booklet doesn't just contain information on how to shop for a home loan using new forms and an explanation of the settlement costs involved in a real estate transaction. The guide also contains valuable information on a variety of other topics related to purchasing a home. (It's a whopping 4 Megabyte download!)

information: $6,000 Utah Grant for New Construction Not Just for First Time Homebuyers - Does Not Have to be Repaid - 03/20/09 06:17 AM

The State of Utah is offering purchasers of new construction a $6,000 grant that does not have to be repaid. You do not have to be a first time home buyer to qualify, but there are a few limitations.
Here are the basics of the "Home-Run" grant:
Does the amount of the grant vary? Is it up to $6,000? No. The amount of the grant for qualified applicants will always be the full $6,000.
Does it have to be re-paid? No. The $6,000 grant does not have to be re-paid.
Do I have to live in the home? Yes. The … (5 comments)

information: Active Rain Blog wins Best Internet Marketing Award - 11/15/08 03:28 PM
Many of you know that my blogging activities on ActiveRain account for more than 1/3 of my closed business for 2008. Just 1 year ago I finally figured out that things were changing and although the concepts involved in traditional marketing still applied, the effectiveness of old-school hard-copy marketing was waning in favor of a more instant, more flexible medium: the internet.
More than a website, a blog allows consumers to find exactly the information they are looking for. It allows professionals a forum where they can share inside information, educate their audience and comment on current events affecting their industry.

information: Salt Lake EBA Voted President-Elect of the National Association of Exclusive Buyer Agents - 11/15/08 03:04 PM
I spent most of last week in Orlando Florida for the Annual Meeting and Conference for the National Association of Exclusive Buyer Agents (NAEBA).
NAEBA is made up of real estate brokerages that represent buyers only on the buyers side of the real estate transaction. They don't list homes. They don't "sell" homes. They help people buy homes and they represent those buyers' best interests throughout the transaction.
I served 2 years as Mountain Region Director and at this year's meeting was voted President Elect for the Association. The association has made great strides in the past few years. Internal organization … (2 comments)

information: Wasatch Front Home Price Historical Data for the past 5 years - 08/29/08 05:17 PM
The Salt Lake Tribune has an excellent "extra" specifically related to Median Home Prices along the Wasatch Front.
The data is broken down by zip code with an accompanying map to make it easy to understand which areas you are looking at.
The link is here: Home Prices Along the Wasatch Front
Whether you are considering a home purchase, or just a curious home owner, this is a site you may want to check from time to time.

information: Utah Leads Nation in Price Appreciation (STILL!) - 02/26/08 10:42 AM
The Office of Federal Housing Enterprise Oversight has issued the report we have all been waiting for...
Utah still leads the nation in home-price appreciation!
Of course, these reports are a little behind the times and I wouldn't expect anyone to believe that homes appreciated at 9.7% for January or February. I'm still sticking to a more modest 2-2.5% (Well below what was predicted!)
(Images from OFHEO's report)
I would suggest that part of the most recent drop in the appreciation rate in Utah is due to the fewer homes selling in the $600,000 + price range due to the increased difficulty and or … (4 comments)

information: Some Things Aren't Learned In School - Like How To Buy A Home - 02/13/08 09:02 AM
Some things just aren't taught in school. I have always believed that there are many things that, if taught in school, would make life easier and more successful for many of the next generation.
"Utah lawmakers right now are considering a bill, sponsored by Sen. Patricia Jones, D-Holladay, that would set up an enhanced financial literacy program in the state's public schools. Kids would learn about basic budgeting, banking, investing, home buying and borrowing in ways that are integrated with their normal curriculum." (Jay Evensen, Deseret Morning News, February 10, 2008)
One thing that should be taught young is this: Homebuyers have the … (3 comments)

information: Does the "Right" way to buy a home change? - 02/13/08 05:37 AM
Last year, CNN Money posted a Spring Home-Buying Guide.
The link is:
CNN Money - Spring Home-Buying Guide: 6 ways to do it right
They say to get pre-approved first, shop at least 4 or 5 lenders, work with an agent who will represent you only, etc. etc. etc.
The most important factor is making sure you have someone on YOUR side of the transaction, protecting YOUR interest and working to get YOU the best price and terms. If you have an Exclusive Buyer's Agent on your side, they should help ensure that you are doing the rest of the important things.
Do it Right!

information: The Truth About "Buyer's Guides" - 10/20/07 06:25 PM
Are You Missing The "HOT" Listings? If you're relying on the "Buyer's Guides" that are distributed in grocery store racks to find your home, you will likely find that the only homes still available are the "leftovers."
It can take up to 45 days for some "Buyers Guides" to be compliled, printed and distributed.
In Utah's market today, that means you will miss out on the best homes. Nice homes, priced fairly (called "Hot Listings") usually sell quickly, often within a few days. Thus, by the time you see them, most of the good homes are already gone.
These so-caled "Buyer's Guides" also don't really … (3 comments)

FTC Consumer Alert - Buying a Home: It's a Big Deal
The Federal Trade Commission just released a Consumer Alert (May 2007) titled "Buying a Home: It's a Big Deal."
It can be accessed here:
http://ftc.gov/bc/edu/pubs/consumer/alerts/zalt001.shtm
It clearly explains agents, brokers, commissions, disclosure and many other important items consumers should be aware about before they purchase a home. I highly recommend all persons considering a home purchase read the Consumer Alert and act accordingly.
This is great information for all homebuyers.

information: Why is Signing a Buyer-Agency Agreement That Important? - 05/07/07 05:02 PM
Our Buyer-Agency Agreement requires us to be legally responsible and accountable to you. A Seller's agent, by law, must work in the best interest of their client, including giving any learned information about the Buyers to the Sellers. This can hurt your bargaining power and cost you money. We work in your best interest. We are obligated to get YOU the best price and the most savings possible. In Utah, if the listing agent tells you she will work with you as your "buyer's agent", you will be asked to sign an agreement limiting your representation. This agreement usually states that the … (3 comments)
