professional: Finding The Best Agents to Refer to Past Clients, Family & Friends - 01/06/16 04:06 AM
Have you ever been asked to help friends and family or past clients find good real estate agents when they relocate to other areas? Or maybe you have a consumer who needs professional representation in your area, but for a transaction that is outside of your area of expertise.
Because the ultimate goal of a referral should be to help the consumer find the best possible agent, there are at least 5 things you should be looking at before making a recommendation:

DESIGNATIONS:
ABR (We look for the ABR for both buyer and seller agent referrals because it shows that the agent understands Agency … (0 comments)

professional: More on Legal Documents, Representation and Compensation - 10/01/12 07:44 AM
Our company NEVER lists homes or represents sellers. We only work for buyers and stay 100% loyal to the buyer throughout the transaction. Some things in this industry bother me.
One thing that bothers me A LOT, is to hear that a consumer has been given a legal document that says one thing in writing, but the person with the training and the license to present that document for a legally binding signature says something completely different when explaining the document to the consumer. (Read the first half of this blog entry for some additional background as to why I'm using … (26 comments)

professional: Townhome Buyer Avoids Poor Purchase with Agent on Her Side - 11/10/11 07:22 AM
My Exclusive Buyer's Agent took me on as a client when he was busy with other personal things and yet he was one of the most professional people I have ever worked with.
He went the extra mile to help me find what I was looking for every time.
He never pushed me into anything that I was not sure of. Even when I had made an offer on a place and had it accepted he checked further into one troubling aspect and gave me the information and let me make the decision which was to withdraw the offer. … (1 comments)

professional: The Dentist(s) You Should Know About - 11/02/11 11:19 AM
I was talking with a cousin one evening and it came out in conversation that I was going in for a root canal that week. He asked me if I had heard about Biomimetic Dentistry. I had not. He explained how it was far superior to the average dentist's "drill and fill" philosophy. He told me I should go see Dr. Noot first because there was a good chance Dr. Noot could save my tooth without a root canal.
My current dentist had just filled that tooth a few days earlier. During the 15 minute procedure he stated, "I may have … (1 comments)

professional: Hire a professional, not a fortune teller who lost their crystal ball! - 06/14/11 10:17 AM
Many buyers ask their agents questions about what they think the market/seller/interest rates will do. It seems the prevailing attitude by many real estate agents is to laugh off such questions, or retort with a witty comment such as, "My crystal ball is on the fritz." Their response is more like that of the famous Magic 8-ball: "Reply hazy. Try again." And try again they do. Because they didn't hire a fortune teller to help them buy a home, they hired what they thought was a real estate professional.
Have we hit bottom? Should I wait to buy a home or … (5 comments)

professional: For Real Estate Professionals who are not yet using Active Rain - 02/11/09 05:44 AM
Last year when the market in Salt Lake slowed down, so did the leads. In fact, I didn't get a single good lead from August through December of 2007. Traditional marketing methods weren't generating the interest or return I needed to stay afloat until the part-time agents left the business. That's when I heard about blogging.
After looking at the different options available for blogging, I settled on the ActiveRain Real Estate Network for a number of reasons. Among them:
Active Rain blog entries rank at the top of google searches for key words written into the blog. There are over … (2 comments)

professional: Salt Lake Area Home Buyers Should Seek Professional Representation and Certified Negotiation Expert when Buying a Home - 10/13/08 08:01 AM
The NAR 2006 Profile of Home Buyers showed that:
98% of Buyers believe negotiation skills are "Very Important" or "Somewhat Important" in their real estate agent.
and that:
Buyers give "Negotiation Skills" the lowest satisfaction rating of all agent skills and qualities.
Fewer than 3% of all real estate agents have received formal professional negotiations training.
Exclusive Buyer's Agents are already set apart from traditional real estate agents because they work for the Buyer in every transaction. By keeping in mind what is in the Buyer's best interest at all times, Exclusive Buyer's Agents naturally become good negotiators. Still, when the … (2 comments)

professional: Homebuyer Relocating to Utah Seeks Out Exclusive Buyer's Agent for Representation - 05/15/08 11:47 AM
This was my second experience using an exclusive buyer-agent. We are relocating due to my work, and we only had a few days in Utah to view homes before returning to Illinois.
Benjamin Clark of Homebuyer Representation went above and beyond every step of the way. He ensured we had the most current market information and set up our viewing appointments according to our criteria and interests. Most important, he always provided top-notch professional advice concerning each property (resale-ability, advantages of location, construction, etc.) while completely free of the seller-bias a listing agent cannot legally avoid.
We viewed over 30 homes … (0 comments)
