salt lake city: 5 Different Types of Real Estate Agents in Utah - 07/30/19 04:05 PM
In Utah, we have several different types of Real Estate Agents, all offering their own level of professional services and representation. Here is a Brief Overview of 5 Different Types of Agents in Utah:
Listing Agent also known as Seller's Agent: these agents are sometimes referred to as a "traditional agent." They are the most common real estate agent in Utah. They work on behalf of the seller and represent the seller's interests during a sale. They treat buyers as "customers" of the seller and the listing brokerage and not as clients. Discount Brokerage: agents who work for a discount brokerage are required to … (0 comments)

salt lake city: 3 Reasons to Use an Exclusive Buyers Agent (EBA) when Buying a Home - 07/26/19 01:01 PM
Here are 3 reasons you should hire an Exclusive Buyer's Agent when you buy a home:
1. You Become A Client, Not A Customer
If you buy a home without hiring an Exclusive Buyers Agent to represent your best interests, you will either become a customer of the Seller and their agent, or, in some states you could end up working with a dual agent. According to NAR (the National Association of Realtors), "As a customer, a buyer is not represented by an agent... the agent cannot negotiate on the buyer's behalf nor reveal to the buyer any confidences of the client, the … (0 comments)

salt lake city: Zillow picks Salt Lake City as #1 Hottest Housing Market of 2014 - 12/06/13 02:18 AM
Zillow knows a thing or two about real estate and housing markets. Their Chief Economist and their Director of Mortgages predict that Housing prices will be up 3% nationwide in 2014, with Salt Lake City, Utah as the #1 Hottest Housing Market. Factors in making this prediction included the unemployment rate, population growth and Zillow's home value index.
Other predictions are that home loans will be easier to get as interest rates rise, drying up refinance business and forcing lenders to be more competitive on purchase transactions.
In any market it is important to make sure the professional you are working … (0 comments)

salt lake city: Agent's "Impressive Ninja Negotiation Skills" Save Home Buyer $25,000 - 11/24/13 09:53 PM
It is with complete enthusiasm that my wife and I recommend Benjamin Clark and Homebuyer Representation, Inc. for anyone's home buying effort!
With an impending retirement from the US Air Force, but not before one final deployment, Ellen and I had a small window of opportunity to buy a home in Salt Lake. Currently residing in Ohio, we knew the search would be complicated by our distance, and the limited amount of time available "on the ground" to look at all reasonable properties and ultimately close. We needed an ally.
Scouring the internet, I learned about "Exclusive Buyer's Agents" and read … (3 comments)

salt lake city: Salt Lake City, Utah makes top 10 list for best places to buy investment property - 04/23/12 10:57 AM
Salt Lake City, Utah pops up at #6 on Marketwatch's Top 10 best places to buy investment property in the U.S.
They cite low inventory and rising median home prices as reasons, but fail to mention that rents on single family homes are pretty high compared to the cost of homes right now.
My presumption is that families who have lost their homes to short sale or foreclosure aren't too excited about renting a 2 bedroom apartment, so they are looking for single family homes to rent. I've been thinking about keeping my home as a rental for a few years … (4 comments)

salt lake city: FHA MIP on the Rise - FHA Loans Becoming Less Attractive, Costing More - 02/16/11 08:05 AM
FHA Annual Mortgage Insurance Premium just went up another .25%
On a $300,000 loan, this means the monthly payment just went up $62.50 per month!
This goes into effect on loans insured by FHA on or after April 18, 2011.
I hope our new construction buyers with FHA loans have homes to close on before then!
There is surprisingly little coverage on this. Here is one of the few links I could find other than bloggers: Fox News
If you will be buying a home with FHA Financing this spring ANYWAY, you may want to consider beginning your home search a … (3 comments)

salt lake city: Romantic Things to do in the Salt Lake City Utah Area - 02/14/11 02:22 PM
Well, it's Valentine's Day and I better get out of my office soon, but first I have to post this blog entry I've been working on for the past week.
A local news station posted a story about Salt Lake City, Utah being on's Top 20 Most Romantic Cities. I bookmarked it, hoping to come back to it and find some good listings of romantic things to do in Salt Lake City that I could share with my readers, and from which I could possibly get some ideas myself.
When I get back to it I discover that while it … (0 comments)

salt lake city: Home Prices Up in 6 Salt Lake County Cities - 02/08/11 08:26 AM
This is in no way a suggestion that the market has hit bottom in any of these areas, but in the fourth quarter of 2010 home prices were actually up in 6 Salt Lake County cities. We'll have to wait until we are into the Spring season to see if the trend continues in these areas and if it spreads to other communities in the county.
The 6 cities where values were up were:
Draper (84020) - UP 7% West Jordan (84081) - UP 6% Sandy (84092) - UP 12% Herriman (84096) - UP 10% Salt Lake City (84103) - UP … (0 comments)

Depending on where you live and work, commuting to or from the surrounding counties is also pretty good on most days as well. With the Front Runner commuter train currently reaching … (1 comments)

salt lake city: Glut of Overpriced Homes Hurts Everyone - 06/28/09 06:39 PM
People who don't really need to sell their home should not put them on the market at ridiculously high prices.
Prices don't go up 20% just because Sellers LIST their homes at 120% or more of market value. In order for prices to stabilize and/or improve, inventory levels need to shrink or the number of Buyers needs to increase significantly, and quickly.
It doesn't help anyone if more than 63% of the inventory on the market is significantly overpriced.
I work with Buyers Only. We see LOTS of homes. Many of my clients write offers on multiple homes before we … (2 comments)

salt lake city: An Exclusive Buyer's Agent is the Only Way to Go - 05/01/09 11:09 AM
I recently transferred to Salt Lake City from California.  Having owned a few homes, and also having dealt with various agents in the past, I did not relish the stress and hassles involved in the home buying process.  I investigated my options, and wanted an agent that would be a good fit for me. I wanted an agent who was willing to work only for me.  Little did I know that I was about to embark on one of the most rewarding and remarkable adventures of my life. Benjamin Clark is the best!  He made the buying process an absolute pleasure.  … (3 comments)

salt lake city: Think the Seller Pays the Real Estate Fees? Think Again! - 02/25/09 10:27 AM
Most Buyers are told that the Seller pays all the real estate fees. This is not exactly true.
That the Seller pays the fees is semantics. Your cash (or loan) to buy the home is what gives the Seller the proceeds with which to pay their agent and other settlement fees. YOU not only pay for your agent, but one could argue that you also pay for the Seller's agent.
You have the right to choose your own agent. Make sure you don't shortchange yourself by hiring a mediocre agent to represent your side of the transaction. Certainly, don't make the … (3 comments)

salt lake city: First Time Home Buyers Recommend Hiring a Broker on Your Side - 01/30/09 04:29 PM
My wife and I were looking to buy our first home.  We knew the area we were interested in and that was about it.
My wife read about real estate brokers and how they are able to represent the buyer which led us to Ben.  Right from the start he was very helpful. Ben helped us figure out just about everything, from the beginning to the end.  We looked at as many houses as we wanted.  He wasn't pushy and did not try to sell us any particular home.  He even found one in the area that was not listed on … (4 comments)

salt lake city: Early 2009 May Be the Best Time to Buy a Luxury Home in Salt Lake - 12/06/08 02:36 PM
We all know that the Salt Lake area real estate market (and the economy at large) is doing better than most areas of the country. Still, some things have slowed considerably.
Some things that have slowed the most:
New Construction Permits The Time it Takes to Sell a Home (Days on the Market) The Number of Home Sales for Homes Priced Over $400,000 New Construction
The good news is that less new construction actually will help slow the supply, which will help equalize the market sooner, meaning a healthier housing market.
Days on the Market
Currently, however, inventory (supply) still substantially exceeds the number … (3 comments)

salt lake city: Best Cities to Weather a Recession? Salt Lake City Among the Top 10 - 11/26/08 10:14 AM
According to a recent BizJournals story on, Salt Lake City "would appear to be well situated to confront the recessionary challenges ahead."
The report looks at areas of the country that have undergone rapid growth in the past 10-20 years and are continuing to expand. It asserted population growth as a positive factor in a strong local economy in bad times, and Salt Lake appears to be doing well in that department as well.
The outlook for areas that are undergoing expansion is good because as population grows, infrastructure is needed to support the additional people, and the entire local economy benefits from that … (5 comments)
