utah: 3 Reasons to Use an Exclusive Buyers Agent (EBA) when Buying a Home - 07/26/19 01:01 PM
Here are 3 reasons you should hire an Exclusive Buyer's Agent when you buy a home:
1. You Become A Client, Not A Customer
If you buy a home without hiring an Exclusive Buyers Agent to represent your best interests, you will either become a customer of the Seller and their agent, or, in some states you could end up working with a dual agent. According to NAR (the National Association of Realtors), "As a customer, a buyer is not represented by an agent... the agent cannot negotiate on the buyer's behalf nor reveal to the buyer any confidences of the client, the … (0 comments)

utah: Agent's "Impressive Ninja Negotiation Skills" Save Home Buyer $25,000 - 11/24/13 09:53 PM
It is with complete enthusiasm that my wife and I recommend Benjamin Clark and Homebuyer Representation, Inc. for anyone's home buying effort!
With an impending retirement from the US Air Force, but not before one final deployment, Ellen and I had a small window of opportunity to buy a home in Salt Lake. Currently residing in Ohio, we knew the search would be complicated by our distance, and the limited amount of time available "on the ground" to look at all reasonable properties and ultimately close. We needed an ally.
Scouring the internet, I learned about "Exclusive Buyer's Agents" and read … (3 comments)

utah: Exclusive Buyer Agency In the News - 09/04/13 08:02 AM
I came across an old article in Kiplinger's Personal Finance touting the benefits of hiring an Exclusive Buyer's Agent (E.B.A. for short). The point of the article (and it's title) was: Hire your own AGENT
Buyers and sellers, have different interests in a real estate transaction. Sure, one wants to sell and the other buy, but both want to get the best deal. Independent representation makes sense. Two competing sports teams both want to play the game, but both want to win. They both have independent coaches to help them achieve their goals. So it should be with real estate.
Exclusive Buyers Agents work only for … (1 comments)

utah: Salt Lake City, Utah makes top 10 list for best places to buy investment property - 04/23/12 10:57 AM
Salt Lake City, Utah pops up at #6 on Marketwatch's Top 10 best places to buy investment property in the U.S.
They cite low inventory and rising median home prices as reasons, but fail to mention that rents on single family homes are pretty high compared to the cost of homes right now.
My presumption is that families who have lost their homes to short sale or foreclosure aren't too excited about renting a 2 bedroom apartment, so they are looking for single family homes to rent. I've been thinking about keeping my home as a rental for a few years … (4 comments)

utah: Is Buying a Home in 2012 within Your Means? - 01/19/12 08:29 AM
Homebuyer Representation, Inc. offers a free consultation to home buyers.
What does it mean to consult an Exclusive Buyer's Agent? A consultation is a one-time meeting to get any of your real estate questions answered and to find out what it would take to buy a home. The meeting can be in person or over the phone.
It doesn't mean that you have to hire the agent to represent you, or even hire an agent at all.
You should come away from the consultation with enough information to answer these questions:
Does it make sense to buy vs. rent? Is what … (1 comments)

utah: 2012 Salt Lake Housing Forecast Report - 01/18/12 07:34 AM

I attended the 2012 Salt Lake Housing Forecast Meeting this morning. The two presenters this year were Eric Belsky, Managing Director of the Joint Center for Housing Studies at Harvard University and James Wood, director of the University of Utah’s Bureau of Economic and Business Research. While Mr. Wood's remarks were pointedly local, Mr. Belsky's report covered the state of the housing market nationally, with concluding remarks to show where Utah stacks up among the states.
The expectations? Cautiously and realistically optimistic. Realistically meaning that while there were no bold statements of certain recovery, the outlook is that things are … (0 comments)

utah: 2012 Salt Lake Housing Forecast - 01/06/12 07:18 AM
I'm looking forward to the 2012 Salt Lake Housing Forecast Breakfast on Wednesday, January 18th. Eric Belsky, Director of the Joint Center for Housing Studies at Harvard University will present on the key factors crucial to supporting a housing and economic recovery in Utah and the nation.
James Wood, Director of the University of Utah's Bureau of Economic and Business Research will also be presenting the 2012 Salt Lake housing forecast.
In addition to being informative, these forecast meetings are really fun to go to. Given that the presentation is given to 500 Realtors, you know the "spin" on the data … (0 comments)

utah: Townhome Buyer Avoids Poor Purchase with Agent on Her Side - 11/10/11 07:22 AM
My Exclusive Buyer's Agent took me on as a client when he was busy with other personal things and yet he was one of the most professional people I have ever worked with.
He went the extra mile to help me find what I was looking for every time.
He never pushed me into anything that I was not sure of. Even when I had made an offer on a place and had it accepted he checked further into one troubling aspect and gave me the information and let me make the decision which was to withdraw the offer. … (1 comments)

utah: First Time Buyers - Should You Buy a Home in 2012? - 11/09/11 06:32 AM
Low interest rates and still falling home prices make it tempting to buy a house now, but before purchasing, wise buyers are looking at their big picture. Most of those who will buy homes in 2012 will buy because it makes sense for them to do so. Security (at their current employer and in their current field) has a strong impact on the decision to purchase or not, even more than low interest rates.Interest Rates and Mortgage Insurance
Low interest rates sound good, and are good, but what isn't talked about much is that the cost of mortgage insurance has almost doubled … (0 comments)

utah: The Highest Level of Representation for Buyers - 11/03/11 09:40 AM
My last blog entry was a testimonial from me about my new dentist. What does that have to do with buying a home? Lots.
Everybody should know about biomimetic dentistry and doctors like Dr. Noot. I really connected with him and his practice because:
1. He really cares about what is best for his patients.
2. He takes the time to educate his patients about what is going on.
3. He lets the patient make the important decisions regarding their care.
4. He has gone the extra mile in his personal training and education in order to provide his patients with … (0 comments)

U.S. Housing and Mortgage Trends
(Source: October 2011 report by CoreLogic)
The homeownership rate is down... almost 10% compared to the homeownership rate in 1980. The median household income is down... (lowest level since 1996) Both renters and owners are spending a greater percentage of their income on housing costs (over 1/3 of their income for both groups. Renters are generally paying 5.2% more of their household income toward housing expenditures than homeowners. 66% of foreclosed properties became REO, i.e. Real Estate Owned ("bank owned") More investors are skipping the foreclosure auction in favor of buying the REO homes directly from the bank. utah: Military Buyer Chooses an Exclusive Buyer Agent (EBA) with Great Results! - 10/03/11 01:28 PM
I’ve done extensive research in home buying over the past few years.  I knew the only way to go was an EBA (Exclusive Buyer’s Agent), but I didn't know of any in Utah.
Fortunately, a random internet search brought up Benjamin Clark with Homebuyer Representation.  I called him, and then met him in person.   He was easy to work with and has extensive knowledge of the home buying process.  He was always willing to take time to answer my questions and explain anything I didn’t understand.
I was purchasing a second home and Ben kept me on the right track … (0 comments)

utah: Salt Lake City "Super" Accredited Buyer Representative - 09/30/11 08:10 AM
Well, I did it again! I decided to get the ABR designation for the second time. Yes, this means I took the entire curriculum over again, so you could say I'm twice as knowledgeable as those who have only earned the Accredited Buyer Representative designation once!
Okay, so maybe I didn't learn twice as much, but taking it from different instructors each time and a few years apart, I do have to say the course was a great reminder of how to property serve the real estate buyer and gave me some ideas on how I can make my buyer representation … (0 comments)

utah: FHA MIP on the Rise - FHA Loans Becoming Less Attractive, Costing More - 02/16/11 08:05 AM
FHA Annual Mortgage Insurance Premium just went up another .25%
On a $300,000 loan, this means the monthly payment just went up $62.50 per month!
This goes into effect on loans insured by FHA on or after April 18, 2011.
I hope our new construction buyers with FHA loans have homes to close on before then!
There is surprisingly little coverage on this. Here is one of the few links I could find other than bloggers: Fox News
If you will be buying a home with FHA Financing this spring ANYWAY, you may want to consider beginning your home search a … (3 comments)

utah: Being Romantic - 02/16/11 07:42 AM

What does romance have to do with real estate?
Probably not much.
Nevertheless, my last blog entry focused on romantic things to do in the Salt Lake City, Utah in response to Salt Lake being ranked by Amazon.com as the 14th most romantic city in the US. The ranking was based, however on things such as sales of romance novels, relationship books and Barry White albums.
I saw the opportunity to ask my Facebook friends for romantic things to do nearby.
In addition to their great responses on that topic, I got a number of suggestions that could really be … (0 comments)

utah: Romantic Things to do in the Salt Lake City Utah Area - 02/14/11 02:22 PM
Well, it's Valentine's Day and I better get out of my office soon, but first I have to post this blog entry I've been working on for the past week.
A local news station posted a story about Salt Lake City, Utah being on Amazon.com's Top 20 Most Romantic Cities. I bookmarked it, hoping to come back to it and find some good listings of romantic things to do in Salt Lake City that I could share with my readers, and from which I could possibly get some ideas myself.
When I get back to it I discover that while it … (0 comments)

utah: Home Prices Up in 6 Salt Lake County Cities - 02/08/11 08:26 AM
This is in no way a suggestion that the market has hit bottom in any of these areas, but in the fourth quarter of 2010 home prices were actually up in 6 Salt Lake County cities. We'll have to wait until we are into the Spring season to see if the trend continues in these areas and if it spreads to other communities in the county.
The 6 cities where values were up were:
Draper (84020) - UP 7% West Jordan (84081) - UP 6% Sandy (84092) - UP 12% Herriman (84096) - UP 10% Salt Lake City (84103) - UP … (0 comments)

utah: Home Prices Down 6% in Salt Lake County - 02/08/11 08:12 AM
As an Exclusive Buyer's Agent I'm constantly exposed to the inventory on the market in the Salt Lake area.
There are still a ton of overpriced listings on the market, but that's improving.
1. Inventory is actually falling. My gut feeling is that the majority of homes coming off the market are from sellers who mistakenly thought their house was different from the others and that somehow it could commmand pre-bust pricing. Which leads us to point #2:
2. Fewer sellers are putting their homes on the market at ridiculous prices. Homes are finally being discounted to reasonable prices.

utah: Utah Ranked Best State for Business and Careers - 10/22/10 10:43 AM
Among all 50 states, Utah adds yet another top end ranking to it's list of growing accolades I've been trying to keep up with over the past few years. Forbes.com recently ranked Utah as the "Best State for Business and Careers."
Here are a few other honors earned by Utah and Salt Lake City that I'm aware of:
Best Commute in the Country (Salt Lake) Least Stressful City in America (Salt Lake) 2nd Healthiest State (Utah) Best City for Bargain House-Hunters (Salt Lake) Most Fiscally Fit State Government in the U.S. (Utah) Household Incomes Rising Fastest in the Nation (Utah - … (3 comments)

utah: Salt Lake City Best Commute in Country - 09/09/10 06:26 PM
In the first quarter 2010, Salt Lake City Metro Area was ranked #1 for the best commute out of the 60 largest metropolitan areas in the country.
Barring a major accident or closure, the Salt Lake City metro area is quick and easy to get around. On most days you can get from any point of the valley to any other point in the valley in less than 30 minutes.
Depending on where you live and work, commuting to or from the surrounding counties is also pretty good on most days as well. With the Front Runner commuter train currently reaching … (1 comments)
