Economic News...Back to a week of mixed data but the Stock Market continues to pretty much ignore negative news and move higher. This run to new highs has left the bond markets under continued pressure. Retail Sales, while not robust, did show signs that the consumer is feeling more comfortable spending on discretionary items. The manufacturing sector contracted a bit in April with both production and capacity utilization easing. Well the first quarter of 2013 is over so it is time to take a look at how the real estate market in Blackhawk Country Club performed versus the same period a year ago. The market is very active right now but that does not reveal itself in the number of homes sold (24 last year compared to 25 this year). Wow...That is all I can really say about the current happenings in the 680 Corridor Real Estate Market. From Dublin to San Ramon, Danville to Blackhawk and Alamo to Walnut Creek 2013 Real Estate has started off sizzling...Just this week two homes I know of with 16 offers, a condo with 30 and numerous other properties with multiple offers are causing excitement for home sellers and frustration for home buyers.

The Real Estate Market in Dublin and San Ramon certainly enjoyed an active 2012. The entire 680 Corridor Real Estate Market seemed to come alive at the end of the first quarter. Those of us on the front lines experienced the changes in advance of what would be more positive reporting on the state of the local housing markets as the year went on. The performance of Dublin and San Ramon will be the first two markets I focus on followed by: Danville, Blackhawk, Diablo, Alamo and Walnut Creek.

The year is half over so it's time to check and see how the Alamo Real Estate Market has perfomed compared to the first six months of 2011. Out of the gate this year the market has been very active. We can now see that there was a doubling of single family homes sold, an nice increase in the median price and steady marketing times. The attached home market has also performed well.

The first quarter of 2012 is finished so let's check and see how the Alamo real estate market is performing. Sales of single family homes have posted a big jump. Median home prices have increased over last year as well. Time on market did increase as many aged listings were closed. All and all the first three months of 2012 have turned in a nice showing.

Well we are almost through the first quarter of 2012...let's see how the Alamo Real Estate Market finished the first two months. Sales of single family homes have jumped nicely. Nice stats even considering we got one extra day for sales this year due to Leap Year. Median home prices are slightly higher as well. Time on market increased as many aged listings were closed. Finally, 322 Lark Lane, which was listed at $11,800,000 closed escrow with the transfer price being undisclosed.

The attached home information varies greatly as the data sample is too small to really reach any conclusions but we can certainly see that median pricing was under pressure.
