The first rule in real estate is don't lie - sounds easy but it is the lazy persons fall-back position not only in real estate but many occupations. If you don't know say so and that you will find the answer and then: Do the work - the research, ask the questions, visit the web sites and maybe even a downtown office - cross reference and verify information and finally with the sellers.

Many sellers don't understand business, let alone real estate. Owning a property gives many a false sense that ownership equals knowledge, they are wrong. They think small and pinch every penny thinking they are being taken advantage of by a market that, for too long, has been slanted in favor of buyers. Since they pay nothing up front for our service, the pricing and condition - the only two market conditions of which sellers have control - are usually left to their expertise. Good fences make good neighbors is an old adage with which I agree, but, I do not remember whose quote it is, possibly Mark Twain. Knowing just where ones space ends and another's' begins is a good piece of knowledge. As personal space exists in social situations reasonable space should be allotted to ones neighbor as well. To be confident with boundaries, which is a good thing, home owners should have an A-2 survey done on their property.
