Good morning:   A couple of updates we are noticing in both the mortgage side and the real estate side in the market.  First of with mortgage:  You may have noticed the volitale fluctuation with interest rates.  Most of that is due to the world events etc....but the overall trend is upward.  FHA which is I find to be the biggest player in the market place is raising there mortgage insurance as of 4-17-2011.  This comes after a previous increase a few months back.  In addition there is TALK the down payment requirements may be raised from 3.5% to 5%.  Normally … (1 comments)

I was on a couple of important calls (at least they were advertised as important) from an asset manager firm on REO's and then a separate one on short sales.  Both the calls had the same message.  MORE INVENTORY HAS TO COME, and banks are going to be more aggressive with foreclosure, short sale process.  There are alot of loan modification in process and truthfully they are not going to be successful.  There are many theories and I have mine, but the bottom line is IT HAS TO CLEAR OUT.

I get asked this questions alot.  First reply is what is a "good" real estate investment to "you?"  You need to define this first.  To some it would being able to buy a property quickly sell it and make a profit.  If that is the case what is the percentage of "PROFIT" you need to make to call the investment a success?

Still waiting for that "flood" of foreclosures?  Still waiting for interest rates go lower? Still waiting for the market to bottom?  If you keep waiting you are going to miss another great cycle of real estate!  Despite all the media, public, political noise.  The economy is better.  Better does not mean great or solved or anything.  It means better than it was.  Stock market is better.  Sales in real estate is better.  Consumer confidence is better.

We continually hear (and experience) frustration with loan modifications.  Here are some stats I received from the HAMP program as of April 2010.
 
(these are quotes from the report)-Almost 300,000 borrowers granted permanentLoan Modifications, an increase of 68,000.-The month of April saw a 13% increase inPERMANENT Loan Modifications grantedover March... I believe the loan mod game is that....JUST A GAME! Lenders are not playing by the rules or the laws.  Here are some tips that may help.

Currently many banks are using every underhanded / evasive tactic to either ignore mod requests OR put so many obstacles in the home owner's way ...that they simply give up.

Giving you a brief update on our market place.  The good news is we are selling homes!  The number of sales in most areas I service are up from this point last year.  In a lot of areas there has been an increase in market value compared to last year as well.  Are we at the bottom?  I don't know, but I do know financing is still difficult to get.  There are fewer homes available right now.  Most people ask why that is.  All of the foreclosures I hear about, and all the people I hear are upside down, loosing job … (0 comments)
