We currently have 106 single family Palos Verdes homes for sale ranging in price from $400,000 in Rancho Palos Verdes 90275 to $15,900,000 also in Rancho Palos Verdes 90275 (the low in Eastview is $729,000). There are 37 Palos Verdes townhomes for sale priced between $239,500 and $2,695,000. My favorite Palos Verdes homes today are:

Price per square foot for Malaga Cove houses that sold in 2012 increased to $584 compared from $574 in 2011 a 1.7% increase. Average sales price for Malaga Cove homes sold in 2012 was $1,898,649 compared to $1,873,652. The most expensive home sold for $3,200,000 and the lowest priced home sold for $780,000.

2012 Palos Verdes homes sales for Lunada Bay/Margate neighborhood was nearly he same – 69 single family homes sold compared to 70 in 2011. Price per square foot for LunadaBay/Margate houses that sold in 2012 increased to $546 compared from $525 in 2011. Average sales price for Lunada Bay/Margate homes sold in 2012 was $1,889,486 compared to $1,484,198 – a 27% increase! We have less than a month to go before the end of 2012 and I was curious how our sales of Palos Verdes homes compared to last year. 585 single family Palos Verdes homes sold to date this year compared to 526 homes this time last year – up 11.2%. Average sales price is just about the same. The average sales price to date is $1,356,414 compared to $1,360,363 December 6, 2011.

Forbes recently posted its annual list of 100 America’s Most Expensive Zip Codes and Palos Verde homes owners will be excited to know that the Peninsula is home to two of them.
The City of Rolling Hills 90274 was #9 on the list showing a median price of $3,972,500, a 76.6% median price increase, average days on market was 124 and current active inventory is 61. Palos Verdes Estates 90274 was #74 on the list showing a median price of $1,849,955, a 22.3% median price increase, average days on market was 143 and current active inventory is 171.

Palos Verdes real estate statistics for June 2012 indicate more of the same good numbers we have experienced the last several months. 71 Palos Verdes houses sold in June which is a considerable increase from the 56 homes that sold in May and the highest number of monthly sales in recent memory. June pending sales increased to 67 from the 55 Palos Verdes single family homes pending in May. There were 25 homes on the May 1, 2012, Palos Verdes real estate Broker’s Tour. Again this week, we have mostly new listings. I was only able to see 11 homes and it felt a bit like a road rally as I had to stay on task to see them in the allotted 2 hour time frame. It is interesting to note that the number of new listings coming on the market is almost the same as the number of homes selling so we still have not seen an uptick in active listings this Spring.
