Owners of Palos Verdes homes will be pleasantly surprised to know that the answer is "Yes" according to Kenneth R. Harney in a recent Los Angeles Times article. I think this is great news and don't understand why it was buried on the 12th page of the Business section.

January 2010 statistics for Palos Verdes real estate again indicate a very strong month compared to January 2009 with sold/closed escrows up 66% (30 homes versus 18 in Jan 09) and pending sales more than doubled (52 homes versus 18 in Jan 09). 200 Palos Verdes homes were for sale in January 2010 compared to 293 homes in January 2009. Buyers seem to be back in the market with most of the agents I speak to commenting on how the market has picked up and they are busier than they have been for the last two years.

Palos Verdes homes owners welcome the re-opening of Malaga Cove School which will house the Palos Verdes Peninsula Unified School District offices. The school was built in 1926 and was the Peninsula's first permanent school and is one of the city's historical buildings. It was closed in 1991 due to declining enrollment.
"The restoration kept period details and added elevators and other features to comply with federal disability law" according to the Daily Breeze. Yet, it was also built to current state standards for schools should the building need to be used in the future as a school.

It is that time of year again for 2010 Kindergarten Registration for owners of Palos Verdes homes(and/or tenants) who have children entering Kindergarten in the Fall. This year Kindergarten Orientation will be held on Monday, February 1, 1010, at Vista Grande Elementary School and Tuesday, February 2, 2010, at Dapplegray Elementary School. Both meetings will begin at 7:00 p.m.

December 2009 statistics for Palos Verdes real estate indicate a very strong month for single family residences compared to December 2008 with both sales and pendings doubled. 45 Palos Verdes homes sold/closed escrow in December 2009 compared to 25 in December 2008. 38 Palos Verdes homes had pending sales in December 2009 compared to 16 in December 2008. Additionally, in December 2009 there were 190 Palos Verdes homes for sale compared to 275 in December 2008 . This is good as a decrease in supply coupled with a consistent demand keeps prices stable.

In 2009, Palos Verdes homes sales increased 19% with 462 single family home sales compared to 388 in 2008. Palos Verdes homes experienced a 16% decline in 2009 average sales prices compared to 2008. It did not feel like double digits so I researched further.
The sales mix changed significantly which is reflected in the lower average sales price. In 2009, 38% of Palos Verdes homes sold were under $1,000,000 compared to only 28% in 2008. Owners of Palos Verdes real estate who purchased a home after July 1, 2003, may have seen a decline in value in which case they may apply to the Los Angeles County Tax Assessor for a reduction in property taxes. Below is a new posting from the Assessor's website:
"Effective January 1, 2010 there are two significant changes in the filing process for decline-in-value reviews.

Hiking in Palos Verdes takes you through varied terrain usually with spectacular ocean views. There are 4 different trails which can be accessed from Del Cerro Park. All four trails are part of the Canyons Ecological Reserve and vary in length from 2 to 4 miles.
Rim Trail is 3.9 miles round trip, Ailor Cliff Trail is 3.2 miles round trip, Peacock Flat Trail is 2.1 miles round trip, and Del Cerro To Ladera Linda Trail is 2.9 miles one way. The Palos Verdes neighborhood of Lunada Bay is located on the west side of Palos Verdes Estates. Lunada Bay is .7 square miles and has approximately 2,800 residents. This area is also home to 3 schools - Lunada Bay Elementary, Palos Verdes Intermediate, and Palos Verdes High School. You can see why this is a favorite area for families as their children will probably be able to walk to at least one of those schools during their school career. My favorite things about Lunada Bay are the ocean views and the coastline bluff trails for walking.

The Palos Verdes neighborhood of Malaga Cove has spectacular"Queen's Necklace Views". You can see white water, the beaches of Redondo, Hermosa and Manhattan Beach, the coastline all the way around to Malibu, city lights at night and the ocean during the day. It is one of my favorite views (above).
The Malaga Cove area is .66 square miles and has approximately 1500 residents. Statistics for the month of November 2009 for Palos Verdes real estate are now available and again we show strong sales numbers for single family homes when compared to this time last year. Palos Verdes homes for sale decreased again to 219 (from 243 in October). This is good as the a decrease in supply coupled with a consistent demand keeps prices stable. 42 Palos Verdes homes Sold/closed escrow in November and 47 homes have Pending Sales. As you can see from the chart above, this is twice the activity we saw in November of 2008.

The Valmonte neighborhood is in Palos Verdes Estates and is located at the northwest corner of the Palos Verdes Peninsula and borders the Hollywood Riviera section of Torrance. Valmonte is approximately 1/2 mile. This neighbhorhood is known for its eucalyptus groves and its "family neighborhood" feel. The topography is relatively flat which is greatfor walking, riding bikes, playing ball, etc. It is a very friendly area with lots of people taking walks and stopping to chat.
