streamline refinance: USDA Home Loan Refinance With No Appraisal in North Carolina - 02/23/12 10:58 PM
NC Residents are getting an added benefit from the Obama Administration during the next 24 months.  In a program announced for the economically hardest hit counties in the Country, last week USDA announced a new Streamline Refinance Program!
NOT ALL STATES HAVE THIS PROGRAM.  It is unique to North Carolina.
Under the new program folks refinancing their USDA Home Loan will need to meet the following guidelines:
No appraisal required – the current residence must be in a USDA “Footprint Area” and currently be insured under the USDA program.  So refinancing from a Conventional loan or a FHA loan to USDA … (4 comments)

Maybe it's the economy, or maybe it's just a cycle... but we've talked to a TON of people lately who are contemplating divorce.
If you're going through this, you have major decisions infront of you - and one of the most important could involve your "assets."  One of my favorite Realtors says, "once that sign goes up in the yard, it's no longer a home... it's an ASSET."

Lately, we've talked to several people who are going through a divorce - or WANT DESPERATELY to get out of a marriage.
Their real estate is holding them back.
I guess it's not surprising that folks with money issues are also having marriage issues - but there are important details they need to consider:
Who is on the Deed and who is on the note? Is there an escrow?  If not - who has the insurance policy?  Are the taxes current? If the separation agreement calls for one spouse to "buy out" the other spouse - are they qualified to do that? One … (8 comments)

There's an old story about a a barber shop in a small town that pretty much was the only place to get your haircut.  They'd been there for 20 years and did a great job for a good price.
The town grew - and pretty soon one of those discount shops moved in right across the street.  They put up a BIG Banner that announced they had $6 DOLLAR HAIRCUTS! Well, the folks that owned the original barber shop started losing business... they couldn't meet their bills and obligations if they cut hair for $6 !!
