As I mentioned in my personal blog today, marketing fixer homes is an utter joy to me. Not every Sacramento Realtor enjoys listing and selling homes that need work. It offends their eyeballs and sensitivities, I suppose. They also seem to struggle with how to price the home. None of those issues is a problem for me. I suppose that explains why so many flippers try to buddy up to listing agents, because some agents are susceptible to their advances. Even if you've never heard of The Band, you will enjoy this neighborhood in Citrus Heights. Lots of trees, winding streets and a creek called Cripple Creek. Adults who did not grow up in this area might never notice the creek, but you can bet their kids know it's there. To me, it's the creek that gives this neighborhood its charm. Second to that is the number of four bedroom homes in this area. This is the third model like this I will have sold. When I first spotted this home in Citrus Heights, I knew it had curb appeal. You can just tell which homes will make hearts go all aflutter and which will not. Having curb appeal is a big part of attracting buyers. Plus, once they drive by the home and see it is situated up a slight hill with a view below of woodsy area, a nature preserve, it will solidify the lust. This new listing in Citrus Heights involved a listing presentation competition among Realtors in Sacramento. I don't recall how the seller ended up interviewing several other top producing agents than me, but he did mention that he did not really click with his first agent. Although, he brought up the fact she is a member of the President's Club of the Sacramento Board of Realtors, because she apparently made a big deal out of that, and asked if I held such a title. The interesting story about this listing is I met with the sellers a few months back while they were working on fixing up three homes they had inherited. I talked with them about the types of improvements they should make, offered a few contractors, discussed pricing, and they indicated when they were ready to sell, they would give me the listings. Then, all of a sudden, I noticed one of the homes was listed by a competitor. I didn't contact the sellers, and just wrote it off to the fact they were probably shopping agents only to verify price.
