I knew the minute the caller said he had written an offer for one of my listings last night that he had not. One listing had just come back on the market, another was in Foothill Farms and that's not where this guy would want to move, and yet another is located in Natomas and it's very difficult to show, plus a short sale in Elk Grove needs work, and let's just say out of all of my listings, I had not received any offers on Sunday.
Nope. He had not written an offer for any of my sellers.

Sometimes I ask sellers if they would like me to hold on to their accepted offer for a few hours just in case another offer comes in. Because once I send it to the buyer's agent, it is delivered and they are in contract. This can happen on a Sunday, for example, when we receive an offer before the open, because many buyers may come through open houses on that day, and they often tour without their agent in tow. Sometimes home buyers are reluctant to share their plans with a Sacramento REALTOR because they are afraid that one of us might sell them something or make them buy a home before they are ready. They are especially relucant to share any personal information with an agent they just called to view a home. We are often treated like door openers, as though we have no right to know who they are or why we are showing homes to them, which is understandable but not right nor standard procedure.

A potential home buyer is working with one of my team members to buy a home in Elk Grove, but she keeps coming back to a listing we have and asking about buying it with a contingent offer. Her close relative has her home listed, and this buyer continually expresses displeasure with the way things are going. The problem is we cannot interfere in the sale of her home, and we certainly would not ask her to list with us. It has to happen the other way around, and she has got to ask us to list her home.

Buying and selling a home at the same time in Sacramento just got a little bit easier. Part of the easing is based on the increase of inventory in Sacramento, but there are other factors at play in today's real estate market. For those who have been sleeping through the real estate market since last November, the Contingency of Sale form put out by C.A.R. has changed. The verbiage makes it much easier to a seller to accept a contingent offer and it offers opportunities that did not really exist by contract default before now.
