Good news for the real estate market in Land Park and Curtis Park. Last month, we saw 15 sales close in the ZIP of 95818, out of 47 listings. In addition, 21 sales were pending, most likely slated for closing this month. Well, except for one of my short sale listings, which probably won't see the light of day until early February at the rate Chase Bank is moving. But still, sales are up 15.4% over a year ago at this time.

Yikes. My husband just came home from the Broadway Post Office -- also known as the Land Park / Curtis Park post office -- to say somebody has vandalized the mailboxes, and all the mailboxes are now sealed shut. It looks like they used a crowbar to pry them open, he said.

If you are interested in buying or selling homes in Land Park or Curtis Park, the recent statistics for these areas may astound you.
Prices per square foot are rising in Land Park / Curtis Park. Part of that may be due to the increase of home sales of lower-priced homes, but in truth, those homes under $400,000 have been flying into escrow for the past six months. Inventory in Land Park and Curtis Park has dropped about 30% over the past year, which means there is very little on the market right now. There is a small handful of homes near a million, OK, I can count them on one hand -- and only 20 homes over half a million. And some sellers are pulling a Nancy Reagan and just saying "no" to showings.
