curtis park realtor: A Home to Love at 2641 Curtis Way in Sacramento - 08/02/18 08:05 AM
What a beautiful Grand Colonial in Curtis Park, Sacramento. Finding homes with spacious square footage in Curtis Park is not an easy task, but this is such a home. It boasts more than 2,800 square feet, according to the Sacramento County Assessor. Yes, before you ask, there is a first-floor bedroom and full bath. More like two master suites. Although the main floor master is a bit smaller than the second-floor master.
The second floor master suite is enormous and overlooks the pool, spa and deck at the back of the home. Plenty of walk-in closets throughout the house as well. A … (7 comments)

curtis park realtor: The True Meaning of Market Value in Real Estate - 09/09/17 09:55 AM
Little is more irritating than a low appraisal, except for maybe a low appraisal for an FHA buyer. Because an appraisal like that will prevent another FHA buyer from purchasing that home. So it's not like it's easy for the seller to put the home back on the market if it primarily appeals to FHA buyers.
Conventional appraisals are a different story; although I have heard rumors they are headed the way as FHA, and they will eventually also receive case numbers. Sometimes I long for the good old days, you know, when you take a driver's exam, fail miserably, and just … (7 comments)

curtis park realtor: How Sacramento Discount Agents Are Not the Deal Sellers Think - 04/29/17 08:25 AM
There was a time when I once thought you could choose a real estate agent based on her commission rate, and that a cheaper agent was better, but I was still sucking my thumb at that age. When I grew up, got older, more experienced and hopefully wiser, I know today that it is not true and, in fact, that kind of wrong thinking can be a detriment to a seller.

I also prove it every single day in Sacramento real estate. I'm a top listing agent.

This last week I noticed a home in Curtis Park on the market at a … (28 comments)

curtis park realtor: Are You Thinking About Buying a Home in Curtis Park? - 04/23/17 08:27 AM
True fact, I almost moved to Curtis Park when I relocated to Sacramento in 2002. My husband and I looked at a ton of homes in East Sacramento, made offers on several and lost, a bunch in Land Park and Midtown, but it was Curtis Park that captures the heart. Even though it is right next to Land Park, the homes are different and character of this neighborhood is unique.

The home I fell in love with was on Marshall Way. Sometimes I see it come up for sale off and on and my heart pings. The problem was the back yard, … (4 comments)

curtis park realtor: Starter Home in Curtis Park Just Hit the Sacramento Market - 07/07/16 01:06 AM
Everybody wants to live in Curtis Park, with all the lovely trees and charming older homes with character, but not everybody can afford the rising prices. Homes that sold a few years ago have increased in value. The average sales price in 2014 was $423K. In 2015 it jumped to $465K. And the first half of 2016 shows average prices in Curtis Park at $485,000.
What would you say if I told you could buy a beautiful starter home in Curtis Park for less than $250K? It's true; the trade-off is it is a smaller home than your average home in the … (3 comments)
