elk grove agent: A Perfect Short Sale Home in Laguna West is Open Today - 06/14/15 02:30 AM
There are some home buyers for whom a short sale just doesn't work, even if it's a perfect home in Laguna West with RV parking, because they simply cannot or will not wait for the short sale to be approved. I wish short sale lenders would take that into consideration when pricing a short sale, but alas, many don't care how long it takes to find a buyer or whether the home goes to foreclosure because they get paid either way.
Years ago buyers would snap up short sales like hotcakes but today many sit on the market, through no fault of … (5 comments)

elk grove agent: The Calculated Risks We Take in Real Estate Are Still Risks - 04/07/15 02:33 AM
There is really no such thing as a non-calculated risk in real estate. We take risks every single day, and they are typically calculated in some manner. For example, walking across the street to our office on a green light is still a calculated risk. But the odds are against getting run over. Yellow lights are a different story.
Sometimes, when you get a buyer who won't conform to the requirements set forth, but seem to meet most of them, and you haven't had an offer for a long time, well, you feel like making an exception. Then there are other red … (8 comments)

elk grove agent: Elk Grove Listings Are as Hot as Death Valley - 03/24/15 11:40 AM
I wouldn't be surprised to discover there is a bug on my car. You know, the kind of GPS bug somebody could plant that follows my travels, because everybody in Sacramento knows that I rarely leave my home office unless I'm going out to list a home in Elk Grove or elsewhere. I wouldn't be astonished to see drones hovering over my car when I reach my destination. This is my busy listing season.
Listings are few and far between right now, especially affordable listings of homes in Elk Grove. Inventory has dried up like our lakes and rivers during the … (4 comments)

elk grove agent: Selling a Luxury Home in Elk Grove - 03/17/15 12:19 PM
I'd like to say that I will be the agent selling a luxury home in Elk Grove, but I've already sold a luxury home in Elk Grove and those sellers were tickled pink with my services. I got them a lot more money than their home was really worth, in my opinion, and in the opinion of many agents who told me I was nuts, but I still sold it. I really liked the sellers and there are ways sometimes to move inventory that might deserve to sell at a lower price point than it does.
However, not every seller will … (7 comments)

elk grove agent: Getting Over the Flu and Selling a Damaged Home - 02/20/15 01:02 AM
Although still a little sluggish this morning, a day of rest in bed did me a world of good, and I think my experience with the flu is just about over. I can't believe I got sick. I never get sick. I stay away from germy little kids, I wash my hands after meeting people, and I try to keep my fingers out of my nose when in public. Yet, it can happen to anybody.
I was as bad as the damn cats, vomiting all over the floor. Except they don't have to clean it up, and I'm on my knees … (7 comments)

elk grove agent: A Trio of Fun Dates and Holidays in Sacramento - 02/12/15 12:38 AM
While walking through a home in Elk Grove with freshly shampooed carpets yesterday, I slipped when my stocking feet hit the tile floor coming off the wet stairs and I landed on my butt. Stubbed my toe, too, and it's still a little painful this morning. But did I drop my clipboard? Heck no. I hung on to that sucker because I didn't make all those scribbles for nothing.
Which is why I have four closings tomorrow, even though we have all of these holidays in Sacramento and days off. If you're a Superior Court Judge in Sacramento, it's fairly safe … (6 comments)

elk grove agent: Paul McCartney at the Grammys and Selling Homes in Elk Grove - 02/09/15 12:54 AM
You might be asking yourself what does Paul McCartney at the Grammys and selling homes in Elk Grove have in common with each other, and I'll tell ya. As a top Elk Grove agent, I sell a ton of homes in Elk Grove, it's my second largest market next to Sacramento, although I live in Land Park. I know the Elk Grove market very well, and I move a lot of listings in Laguna and Elk Grove.
Sometimes I feel like the odd guy out when I'm talking to sellers who are also interviewing other agents because I share so much … (8 comments)

elk grove agent: A Contingent Offer is Only as Good as the Home Listed - 01/29/15 10:35 AM
A potential home buyer is working with one of my team members to buy a home in Elk Grove, but she keeps coming back to a listing we have and asking about buying it with a contingent offer. Her close relative has her home listed, and this buyer continually expresses displeasure with the way things are going. The problem is we cannot interfere in the sale of her home, and we certainly would not ask her to list with us. It has to happen the other way around, and she has got to ask us to list her home.
It's sorta … (4 comments)

elk grove agent: Some Elk Grove Homes Could Use an XMP Burster - 11/16/14 01:15 AM
Tomorrow I have many lockboxes in Elk Grove to retrieve, and that will give me an opportunity to collect more XMP bursters for my Ingress game. I ran out of weapons yesterday in Land Park and had to pace back and forth between portals to pick up more XMP. I'm sure people in the park wondered what this nut-job was doing walking back and forth across the grass while staring at her cellphone.
Although I did manage to create several very impressive control fields, making me rank as agent #90 for Ingress for my team. I may never rank in the … (3 comments)

elk grove agent: Laguna Lake Home on the Golf Course in Elk Grove - 10/10/14 12:39 AM
Among the 5 new listings I am pleased to introduce to the market in Sacramento today, all of which are impressive, a home on a country club golf course in Elk Grove, located at the 4th (par 3) hole, is likely to draw the most attention.
It's a custom built home, almost 4,500 square feet, 5 bedrooms, 5 baths, featuring many unique features such as planked vaulted ceilings with beams, banks of curved walls with wood clad windows, stained glass, leaded glass, arches and angles, brick alcoves, raised wood paneling, gleaming hardwood floors, and most of all spacious rooms with incredible … (5 comments)

elk grove agent: The Laguna West Waterfront Home We All Love - 09/02/14 02:02 AM
We treat all of our listings equally as a top agent in Elk Grove and throughout Sacramento. By that I mean a one-bedroom condo in Elk Grove doesn't get any less promotion or marketing than a massive waterfront home in Laguna West. Although, the waterfront home in Laguna West might support more photographs simply because there are more views of the water to shoot -- a variety of angles that illustrate and deliver a delightful story -- including more rooms in the home to feature. But it doesn't mean we love the home more than any other home, even if it … (3 comments)

elk grove agent: Buying a Home to Fix Up in Elk Grove is Usually an AS IS Sale - 08/05/14 01:32 AM
When buyer's agents call to ask questions about my Sacramento area listings, I try to give them as much information as possible to entice an offer from their buyers. Informed buyers and their agents tend to produce better offers. I think it's important for a buyer to know what they're buying. But sometimes, no matter what one discloses, nor how many times one discloses a defect, a buyer might develop a convenient lapse of memory and come back near closing to complain about said defect. Some expect the agent to renegotiate.
A real estate agent really can't renegotiate when that matter … (6 comments)

elk grove agent: Your Hunt for a Pool Home in Elk Grove Ends Here - 07/11/14 01:58 AM
My regular banter and joking aside, this pool home in Elk Grove will drive homebuyers crazy in droves like thirsty grasshoppers during a drought. It's one of those homes that when you first view it as an Elk Grove real estate agent, you know its incredible appeal. It hits you between the eyes. It's got the siren call of Sophia Loren. My husband was reading my blog over my shoulder and now he's strutting around in the kitchen talking in a Spanish accent, repeating the phrase, "the lure of forbidden real estate," that I might have to stop typing and go … (4 comments)

elk grove agent: What To Think About While You're at UC Davis Hospital Getting an MRI - 05/30/14 01:00 AM
UC Davis Med Center in Sacramento used to lease its MRI equipment, and they were set up to receive patients in the parking lot, inside a manufactured home, of all things. But the hospital has come a long way since then, and it now owns the MRI equipement, which you would hope brings down the cost somewhat of an MRI. It seems like every time I visit the doctor with some new complaint about an ache or pain, the first thing they do is send me for an MRI. I've had so many MRIs that they should already have an image … (6 comments)

elk grove agent: How Do You Know if You Need to Stage That Home in Elk Grove? - 05/08/14 01:27 AM
Happy things that make me excited:
Slipping on those jeans that haven't fit for the past year and easily zipping up that zipper. Receiving my cholesterol test results at 126 when my cholesterol at one point teetered dangerously at almost 300 and being told by my doctor that I no longer need Lipitor. Finding a buyer's agent from some other company standing in my office reception, holding a thank you card with a gift certificate inside to Red Lobster, ready with a big hug and a wide smile. All those things happened yesterday to this Sacramento real estate agent.
Just when … (5 comments)

elk grove agent: What Happens After an Accepted Purchase Offer in Sacramento? - 05/06/14 12:54 AM
Sellers don't always realize what's in store for them after selling a home in Sacramento. They're generally very excited to sign a purchase offer and anxious to get the ball rolling. It's not like I want to break that excitement, but I do want to make sure my sellers are grounded in reality and know fully what the next step is and the step after that, too. I don't want anybody wondering what happens next or feeling confused.
I listed a beautiful home in Elk Grove yesterday in the desirable neighborhood of Camden Passage. Over 3,000 square feet, lots of hardwood … (6 comments)

elk grove agent: Two Opposite Elk Grove Listings: Starter Home and a Luxury Home - 04/11/14 02:10 AM
I was talking with an agent in my office yesterday who said she is working on a $95,000 condo and a $950,000 home, both in escrow at the same time. She is a lot like me. We don't discriminate. We don't stick our noses in the air and say oh, Charles, we only work with luxury home buyers, and we also don't focus on the lower end, either. We just accept the opportunities that come our way and help every seller we can to sell a home.
It's why I am known as the number one real estate agent at Lyon … (4 comments)

elk grove agent: How Many Days to Find a Replacement Property for a 1031 Exchange? - 03/24/14 02:38 AM
I have a very nervous seller of a home in Elk Grove who needs to find a replacement property for a 1031 Exchange and is worried about it. I have closed many 1031 Exchanges in my life, so they are not a mystery to me. The federal laws are fairly consistent. The investor has 45 days (basically, with a few overlays) to find a replacement property for a 1031 exchange. However, that period of time can be extended if the investor begins the process to identify the replacement property once the rental property is in escrow. Now it's suddenly 75 days.

elk grove agent: When Your Mortgage is Less Than Your Elk Grove Short Sale Price - 01/10/14 12:36 AM
Every year in January I try to go through my last year's real estate contacts and follow up. I am really lousy at originating business for my practice because it takes so much time and often yields such meager results for effort expended. I much prefer to work with people who contact me as a referral or they find me online as a Sacramento or an Elk Grove real estate agent and call. It just makes life easier. Having to dig for business is a lot of work, and I have enough stuff on my plate making sure my sellers are … (7 comments)

elk grove agent: Those Magical and Bewitching Homes in Elk Grove - 11/25/13 12:58 AM
When an Elk Grove agent lists an extraordinary home, the agent knows it. This home will feature upgrades that other homes do not. It will absolutely be located in the right ZIP code, the right subdivision and on the right street. Walking inside that home will give a home buyer a feeling of grandeur. It will suck the soul of that buyer and seep into the buyer's brain, all the time whispering in a loving voice: buy this Elk Grove home. Over and over.
The home will be immaculate, staged and ready to move into. It will sparkle and bedazzle like … (3 comments)
