elk grove listing agent: Elk Grove Home Will Shine With a Little TLC - 12/06/18 08:16 PM
We priced this home to sell for the condition it is in and for the amount of work a buyer will need to do. Many agents said they felt it showed better than they thought it would, especially since it needs new flooring throughout and paint. When you look at the enormous size of this home, though, it's costly to update. This home is 3,000 square feet, with 5 bedrooms, an office and 3 baths.
However, the school district is desirable, and it is situated in a good location. Sure the kitchen cabinets are oak and the counter tops white gloss tile, … (14 comments)

elk grove listing agent: New Listing: Laguna Woods Pool Home in Elk Grove - 04/14/18 07:01 PM
When I first toured this home on Laguna Woods in Elk Grove, it was last fall, sometime in November. The seller had her daughter living with her, and all of her daughter's furniture was in the house. It wasn't show ready and kind of a mess, but I could see through that. I suggested the seller paint her cabinets, make a few other improvements and stage.
By the time she ready to list the home, I was already back in Hawaii for the winter. But this being the age of technology, I do not have to be in Sacramento to list a … (3 comments)

elk grove listing agent: An Afternoon in the Life of Selling Homes in Elk Grove - 09/28/17 07:36 AM
It always astonishes me when I answer my phone and on the other end is a snarly real estate agent yelling about something. We don't all come from the same cut of cloth. Some people are just loose cannons and operate that way without regard. I don't know why it surprises me when it happens. Perhaps because my sensitive ears are not used to that sort of behavior and it is startling.
Also, I was at the vet getting a second opinion on the necessity of surgery for my cat, which was in the middle of selling homes in Elk Grove that afternoon. … (8 comments)

elk grove listing agent: New Listing in Elk Grove Can Quickly Close - 12/23/16 10:20 AM
The sellers contacted me a while back, upset with their existing agent for reasons I didn't fully catch, but the reasons do not matter because I'm not the sort of agent who upsets her clients. Whatever the reason as to why the seller wanted to cancel the listing with his existing agent is really none of my business. It makes no difference regarding how I will list and sell a home in Elk Grove. I have my own way of doing things.
I saw the home was withdrawn from MLS a few days ago, so I called the seller. Looking out at … (5 comments)

elk grove listing agent: The Benefits to Sellers When FHA Buyers Cancel Escrow - 02/28/16 01:44 AM
Often, the reasons buyers give when they cancel an escrow are generally not the real reasons they no longer want to buy a home in, say, Elk Grove. They get cold feet. They freak out over having to pay a mortgage. They question their own convictions at times. The most recent excuses I received from a buyer's agent were the buyer wanted the seller to further complete the buyer's inspections, to do the buyer's own due diligence. The seller is not required to order additional reports and pay for them to satisfy a buyer's curiosity.
The buyer also asked the seller to … (11 comments)

elk grove listing agent: Elk Grove Agent Sells Another Elk Grove Home at Record Value! - 04/08/13 03:17 AM
There seems to be no end to the madness going on in Elk Grove right now. It's such a hot demand community. It's sizzling. If your home isn't selling, something is seriously wrong, and you might start by looking at how your Elk Grove agent is marketing your home, followed by the price. Are your photos in MLS excellent? Buyers reject homes, even if they fit all of their needs, if they don't like the photos. Not enough photos or photos that are black or fuzzy just turn off buyers. You need great photos.
You need to price the home correctly, … (3 comments)
