elk grove short sale agent: Equator Short Sale Agent Certification and an Elk Grove Short Sale Agent Mix It Up - 03/24/12 02:07 AM
It seems that every time I run into a stumbling block with a buyer's agent, that agent hails from Elk Grove. Some of my closest friends work in Elk Grove. Let me also point out that some of the brightest agents in the business work at the Lyon Real Estate office in Elk Grove. Not every agent is inept. But it's like working on a Bank of America short sale -- you either get saddled with a brilliant person or a moron and not much in between. It's probably not Elk Grove so much as it is the competition is fierce … (9 comments)

elk grove short sale agent: Why This Elk Grove Short Sale Had to Sell 5 Times - 11/21/11 04:34 AM
Real stories about real Sacramento short sales brought to you by your Sacramento short sale agent, Elizabeth Weintraub. For every dragged out, convoluted, problem-child short sale in Sacramento, there are typically 2 or 3 that close with very few delays. For obvious reasons, though, those stories are not as interesting as the short sales that cause anxiety and pain.
Two Elk Grove short sales that closed the week before last went off without a hitch. We didn't have any problems with the sales prices, which is generally because we have priced the short sale correctly. Of the four that closed last … (3 comments)

elk grove short sale agent: If You Have Important News, Just Pick Up the Damn Phone and Call, Why Doncha? - 09/13/11 02:18 AM
You hear about kids breaking off relationships with each other via texting, but they have an excuse. They are clueless kids. Or their parents didn't teach them better manners. However, when we get older, and hopefully wiser, we realize that there are certain situations in which picking up the phone and making that personal call is required. It's not always appropriate to email or text.
For example, as a Sacramento short sale agent, when I receive a short sale approval letter from my seller's bank, I generally call the seller to share the news. It's a milestone. Sometimes, in the short … (9 comments)

elk grove short sale agent: The Upside to Buying an Elk Grove Short Sale or Any Short Sale for That Matter - 08/20/11 03:31 AM
I wrote an article yesterday about the Upside to Buying a Short Sale. Yeah, there is a benefit, a secret benefit. In this article I disclosed part of the reason I am so successful at selling short sales Sacramento. If you have eagle eyes and will take a moment to think about what I have to say about a BPO, you will understand how to use my recipe for success. As a buyer, you may find that it works very well for you.
Part of this recipe involves figuring out how to do a BPO like a BPO agent will. I … (4 comments)

elk grove short sale agent: Every Day is an Important Day in History, and an Elk Grove Short Sale - 08/09/11 03:38 AM
Would you live your life differently if you knew that every day was an important day in history and not just some other day? Because the choices you make today affect what you will do down the road. You have a choice in the way you decide to live your life. The thing is some people never see that unless they are looking in the rear-view mirror. And then it's too late. It's all behind you at that point.
I see many sellers who regret the day they bought their home because it's now a short sale. They wish they did … (6 comments)

elk grove short sale agent: A New Laguna Park Village Short Sale Home in Elk Grove - 08/03/11 03:05 AM
I just read an email from C.A.R. that was promoting its HAFA classes for agents. The email implied that SB 458 will now make it easier for HAFAs to get approved, which is so far from the truth that it's laughable. The only reason right now to do a HAFA over a regular short sale in California is to try to get the $3,000. But for some sellers, the hassle of HAFA is simply not worth the headache involved nor the time it takes to get approval.
I am closing HAFA short sales but they are a lot more work than … (1 comments)

elk grove short sale agent: How Badly Can an Appraiser Mess up an Elk Grove Short Sale Appraisal? - 05/03/11 03:24 AM
What the heck is wrong with some appraisers? Some doofus turned in an appraisal last week on a home in Elk Grove he knew was a short sale and he knew it was a HAFA short sale, preapproved for the HAFA program and the offer was accepted by Bank of America. Yet, what does he do? He turns in an appraisal that is under the accepted offer price by less than a half of a percent. His appraisal is $1,500 under contract price. That's just plain petty. And stupid.
Not only that, but this guy is some out-of-area appraiser, which is … (5 comments)

elk grove short sale agent: An Elk Grove Short Sale for Less Than $200,000 With Bells and Whistles - 04/22/11 04:00 PM
If you've ever wanted a unique home in Elk Grove, this short sale might be for you. It has some really cool features that are missing from your traditional 3-bedroom homes in Elk Grove in this price range. Homes with these features typically cost a lot more.
For starters, many of the rooms have plantation shutters. Each of the baths feature dual sinks. The entry is stunning, with cut-out walls, making the entertainment area pretty much an open floor plan.
It has 3 bedrooms, 2 baths, built in 1994, and it's about 1715 square feet, per the county assessor. The formal … (1 comments)

elk grove short sale agent: You'll Be Dancing to the Theme Song of Happy Days Over this Elk Grove Short Sale - 04/21/11 04:18 AM
I read that the cast of Happy Days is suing for non-payment of revenue. Well, the Fonz and Howard aren't suing but they probably don't need the money -- or maybe it would burn bridges for future negotiations -- hard to say why they aren't jumping into the suit. But you've got to wonder why they settled for royalties on the net rather than the gross. You can play all kinds of games with the net that are much harder to play with the gross.
I once had tickets to see Happy Days filmed in person. A client whose escrow I … (3 comments)

elk grove short sale agent: Here is a Spectacular Short Sale in Elk Grove in the Franklin Meadows Subdivision - 02/02/11 01:48 AM
If you're looking for a home in Elk Grove that boasts more than 3,000 square feet -- you know, a little elbow room -- then this short sale may be the Elk Grove home for you. It was built in 2005 by Richmond American Homes, and it's a two-story. Sort of has to be a two-story for that kind of square footage in Franklin Meadows.
One thing that buyers will find very attractive about this home isn't necessarily the home itself. It's the fact that it sits right down the street from Helen Carr Castello Elementary School. I mean right down … (0 comments)

elk grove short sale agent: An Elk Grove Short Sale in Elk Grove Meadows - 02/01/11 02:17 AM
It seems that lately most of my short sale listings in Sacramento are either located in Elk Grove, Natomas, Lincoln or Roseville / Rocklin areas. I do get a few in Land Park and East Sacramento since those are the areas I know the best, but I don't really need to be a neighborhood specialist to sell out of my local area. Especially when it comes to short sales, which I've been selling since 2006.
Besides, I'd say I'm becoming a neighborhood specialist in Elk Grove, Natomas, and the Lincoln - Roseville / Rocklin areas. How many homes does an agent … (1 comments)

elk grove short sale agent: A Turn Key Short Sale in the Elk Grove School District - 01/25/11 02:31 AM
Do you have any idea how difficult it is to type with a squirmy kitten in your lap? I can't let my new kitty, Jackson, run all over the house yet because a) my other cats have not yet adjusted to him and b) he might scoot behind the refrigerator and not come out. He also likes to chew on things. Most recently he tried to gnaw on my printer cable and the charger cable for my Bluetooth. But I am bound and determined, regardless, to tell you about my new short sale listing near Elk Grove in Sacramento.
This 1990-built … (5 comments)

elk grove short sale agent: An Elk Grove Short Sale in Lakeside is Filled With Natural Light - 01/18/11 02:23 AM
Before I tell you about my new Elk Grove short sale, let me say a word about baths. I was reading Inman News this morning, a piece about standardizing how we count baths. You know, in Minneapolis, for example, a bath with a shower and no tub is called a three-quarter bath.
No such animal in Sacramento. In Sacramento, we'd call such a bath a full bath. And we wouldn't call it a bathroom. It's a bath. The word bathroom carries a connotation that we'd rather not think about much less discuss. Bath is more like spa. Relaxing, soothing, a place … (3 comments)

elk grove short sale agent: Invasion of the Moth Agents - 12/15/10 01:58 AM
Is it the time of year that brings out the craziness and wild mood swings in people or could it be something else? Like, oh, I dunno, an invasion of moths? I never think about moths. Our closets are lined with cedar. But when my husband pulled out a suit coat the other day, he discovered tiny holes in the sleeves.
I scoffed when he initially put the moth traps in the closet. I thought they were totally unnecessary and perhaps something he picked up at the grocery store while standing in the check-out line -- one of those impulse purchases. … (6 comments)

elk grove short sale agent: Buyer's Agents Have No Right to Give Buyers Possession Before Closing, Even in a Short Sale - 12/06/10 02:27 AM
I am going to a closing today for a short sale in Elk Grove. It kind of surprised me when I looked at my production that about 25% of my closed Sacramento short sales this year are homes in Elk Grove. That's probably because Elk Grove was the fastest growing city in the United States in 2006, and look at what happened. When prices fell, Elk Grove took a tremendous hit, and values fell by more than 50%. A short sale in Elk Grove is almost a given. Although, I did sell another home in Elk Grove this year that was … (56 comments)

elk grove short sale agent: Is That an Offer In Your Pocket Or Are You Just Happy to See Me? - 08/15/10 04:59 AM
There is nothing wrong with calling the listing agent of a property a buyer wants to purchase and asking that Sacramento short sale agent how he / she would like to see the offer written. In fact, it's Natasha-worthy. And even though I've been in this business for over three decades, when I represent buyers, I still ask agents what they would like to see in the offer. It's the way I guarantee that my buyer's offer will get accepted. Because this is not a cookie-cutter business.
When it comes to Sacramento short sales, however, each is a totally unique animal. … (12 comments)

elk grove short sale agent: A Short Sale in Elk Grove With a Plants vs. Zombies Fan - 05/25/10 03:05 AM
I'm looking for 3 things when I walk through a client's home to do my agent visual inspection disclosure. The first is saleable features. What is it about this home that makes it special? The second is defects. What am I required to disclose to a potential buyer and should the seller fix the defect? The third is presentation. How would I rearrange a room or change it?
Yesterday, as I walked through my new short sale listing in Elk Grove, furiously scribbling on my clipboard, I heard a familiar sound coming from one of the bedrooms. Why was this music … (6 comments)

elk grove short sale agent: Another Elk Grove Short Sale Closed With Bank of America - 03/02/10 12:39 AM
I am tickled pink that another of my Elk Grove short sale listings finally closed escrow yesterday. I had put this home on the market on August 3, 2009, at an offering price of $190,000. It was a double Countrywide short sale, meaning it had 2 loans that had originated with Countrywide and are now serviced by Bank of America.
The seller had paid $422,000 for this home in 2005. You can see the value has fallen by about 50% over the past 5 years.
Because this home had a fabulous view from the second floor, we received 9 offers. It's … (7 comments)

elk grove short sale agent: Another Bank of America Short Sale in Elk Grove is Pending After 6 Months - 01/19/10 01:15 AM
After trudging around in the rain yesterday from 9 AM to 6 PM showing property, it was a welcome relief to come home and change into dry shoes. Note to self: wear boots in this weather! Our Sacramento storms have not let up, and tomorrow is expected to be worse than today.
But the good news is one of my buyers wrote an offer last night, I received an acceptable cash offer on another Sacramento short sale, and one of my Bank of America short sales in Elk Grove received approval.
The incredibly patient buyers for this Elk Grove short sale … (5 comments)

elk grove short sale agent: There's No Place Like Home - 10/30/09 02:02 AM
In the world of a Sacramento short sale agent, there is no such thing as a normal workday. Every day has its little frustrations. People may make promises that they don't keep. Other people might be unreasonable and demanding. I may explain 10 ways from Sunday how to submit an offer to a buyer's agent, yet the offer arrives incomplete. It's just another day in the neighborhood. I let this stuff roll off my back and focus on the big picture, on what's important.
My focus is the people, my home sellers and home buyers. Today, a Sacramento short sale seller … (10 comments)
