first time home buyers in sacramento: One of the Best Sac Homes for First-Time Home Buyers - 12/09/16 08:56 AM
This is the kind of home that if I was just starting out as a first-time home buyer, I would jump on the minute I spied it hit MLS. And be thankful homes are online today. When I bought my first home, I used tear sheets from MLS, in addition to huge books, and I had to go into the office to pick them up or look at homes for sale in the newspaper, back in the Miocene epoch.
My first "single-life" home was much smaller than this one, and it had two bedrooms that lead into each other. This beauty, by … (5 comments)

first time home buyers in sacramento: A Counter Offer Probably Won't Solve the Situation - 12/05/15 02:20 AM

Here is where I am working this morning as I type my blog. I just sent off two counters offers on a new listing, and while I am waiting for the agents to respond, I think I shall wander over to that sand bar beach and go snorkeling. It's a great day to be selling real estate in Sacramento from Hawaii.
I do have to point out that in defense of a less-than-list price offer, a buyer's agent should never say her buyer is open to a counter offer. Not only that, but it's a move that opens another can o' … (10 comments)

The news from the California Association of Realtors just gets cheerier and cheerier, regardless of the spin they put on it. I received an email newletter last night, and I always read the emails I get from C.A.R. even if they don't particularly apply to my specific real estate market in Sacramento because I am interested in what is happening in real estate throughout the state.
Most of the news is centered around things we already know such as inventory is down and sales prices are up, which make it very difficult for a first-time home buyer to buy a home, in … (13 comments)

first time home buyers in sacramento: How Many Offers Will You Write to Buy a Sacramento Home? - 04/26/15 01:52 AM
An agent asked when we will present offers on a certain listing. I present offers as they arrive and, in fact have an offer now, which I disclosed and added: but the sellers hope to make a decision today. The agent asked if he could send an offer tomorrow instead. He's certainly welcome to send an offer whenever he wants, but we hope to make a decision today, I explained. His buyer does not need to obtain a loan and will pay cash, which I realize some agents believe is a big whoopedeedo, but, seriously, who gives a rats because it's … (6 comments)

first time home buyers in sacramento: How to Talk to a Home Buyer About Health and Safety Issues - 09/25/13 12:18 AM
It seems that many real estate agents struggle with the issue of home inspections, including health and safety issues, yet every real estate agent alive today will tell a buyer to get a home inspection, if they know what's good for their real estate license. It's also important for a home buyer to understand the condition of the home the buyer is purchasing. Buyers absolutely need to know what they are buying. But there will always be repair issues. There might even be health and safety issues. How is a first-time home buyer in Sacramento to know which issues are important … (2 comments)
