home in land park: Should You Renew Your Home Warranty Plan? - 02/18/14 09:01 AM
When I look at a home warranty plan and whether it's worth it to renew, I also consider what's the most expensive thing that could possibly break in my house. How much would it cost to replace, and what is its remaining economic life? What's the risk versus the expense? In my home, probably the most expensive thing would be my furnace. But our HVAC was only a few years old when we bought our home in Land Park, and covered under its own 10-year warranty.
We still lucked out with our initial home warranty plan. They had a sale going … (6 comments)

home in land park: What Mortgage Loan Officers Offer Sacramento Real Estate Agents - 12/15/13 01:23 AM
I am amazed that I don't have more Christmas and New Year's cards from mortgage loan officers in Sacramento, but I don't. In fact, regardless of the fact that this Sacramento real estate agent has personally mailed hundreds of holiday cards this year, I have received very few in return. That's because nobody sends stuff in the mail anymore.
Do you know whose Christmas cards are hanging on my glass wall in the living room? Let's see, we have a card from They Might Be Giants, because we are members in the TMBG fan club. Another from my pest control guy. … (5 comments)

home in land park: Taking a Break From Real Estate Conflict to Bike the Sacramento River - 07/20/13 01:57 AM

Here is a photo of the Sacramento River by Scott's Seafood and the Westin over on Riverside Boulevard. I took this photo yesterday morning with my cellphone during a bike ride down the Sacramento River from Land Park. The Sacramento River levee is very close to my home in Land Park, so I can pedal a good 60 minutes round-trip, even on an upright Electra Townie. Everybody around me was zooming down the levee on a touring bike, and here is this Sacramento real estate agent slowly biking along in third gear on her pink cruising bike.
It gave me … (5 comments)

home in land park: What Do Home Buyers Want in Sacramento? - 04/30/13 02:23 AM
A big honkin' black crow has discovered my water fountain in the back yard of my home in Land Park. It's not really a fountain per se, it's a 24-inch-in-diameter platter-like bowl, like you'd use to bake a deep dish pizza, stuck on top of a four-foot pole that sticks into the ground. Birds land on it and drink water. Sometimes, they take a bath in it. It's great amusement for my cats who sit in the bedroom window to watch them. It's like bird TV. Some days the rim of the fountain is occupied by dozens of house finches or … (6 comments)

home in land park: What A Difference: New Doors on an Old Home in Land Park - 04/10/13 12:30 AM
Nobody wants to be accused of being cheap -- except maybe PUC Energy Division Director Edward Randolph, because he was too cheap to buy an upgraded memory card for his phone -- but it's true that you can sometimes save a lot of money by jumping on home improvement opportunities when they present themselves. I noticed an ad in the Sacramento Bee for doors, something like $120 per door installed! That sounded too incredible. But I called Mike at Home Story in Rocklin, he came out, and it was true.
Not only did I end up replacing all of my interior … (9 comments)

home in land park: How to Sell a Home For More Than Market Value - 04/07/13 02:59 AM
What is market value, anyway, you might ask? It's supposed to be what a seller is willing to sell at and what a willing and able buyer is willing to pay. But that's not the way it really works in real estate, because you've got that appraiser out of Stockton dishing out values on homes in Sacramento. Now, instead of hiring an appraiser who knows a certain neighborhood, say, Land Park, for example, a bank has to dip into a pool of appraisers who may or may not be qualified to appraise that home in Land Park. They are licensed to … (8 comments)

home in land park: The Secret to Selling a Home in Sacramento - 09/21/12 12:05 AM
My husband gets very uncomfortable when he spots me staring at walls. Or ceilings. Or floors. Because he knows what I am thinking. OK, he doesn't know exactly what I'm thinking but he knows it has something to do with home improvements, and that makes him uneasy and uncomfortable. It means that his life is about to change. Contractors will invade his personal space. He will be disrupted.
And he also knows it might involve selling our home in Sacramento and moving. That's probably his biggest fear, because one day that will happen. We will sell our home in Land Park … (3 comments)

home in land park: Here is How Not to Buy a Short Sale in Sacramento - 03/12/12 01:55 AM
When I take a hot listing, I know it. I suspect most Sacramento agents know when they spot a hot listing. It's not just price that makes it hot, although, an attractive price doesn't hurt. Especially if it's at that entry-price level that falls within popular price ranges which, in particular, motivate first-time home buyers. It's the condition, layout and style of the home that can drive buyers crazy with desire.
After we sign the listing paperwork, I give my sellers an estimated time line to contract acceptance. When I tell them we'll be in escrow in 7 days, they stare … (5 comments)

home in land park: If Only Selling Short Sales Was This Simple and Orderly - 11/30/11 02:23 AM

This is how we've finally solved the cat tree problem at our home in Land Park. The problem is we've had multiple cat trees but only spots for 2 cats to sit, and we have 3 cats. We have a cinnammon-spotted ocicat named Pia. She is the cat on the bottom rung, but she rules the house.
On the second rung, I present Jackson, the flamepoint ragdoll, who is always looking for trouble because he's barely a year old. Trouble is Jackson's middle name.
On the top rung is Pica, a marbled silver chocolate ocicat. He came to live with … (10 comments)

home in land park: A Ragdoll Kitten Will Come Home to Land Park - 01/09/11 02:40 AM
I don't know if we ever fully recover after a death of someone we love, but we do find ways to manage that empty spot in our lives. The pain gets easier to bear and it dissolves into happier memories of more pleasant times. For example, I can now talk more openly about the death of my cat, Brandon, without big fat tears rolling down my cheeks, and that's definite progress.
In fact, it's been more than a month now since I said goodbye to Brandon. So, I am proud of myself that my emotional state is such that I am … (10 comments)
