listing agents: If You Use SupraWEB, Here is a Great Tip for Listing Agents - 11/16/13 01:06 AM
I realized in a conversation with another agent a few days ago that some real estate agents don't use SupraWEB to the fullest ability that is provided to them. They make it too hard on themselves to provide buyer feedback to their sellers, so some of them, I imagine, just don't do it. They think it's too time consuming or complicated, when it's really simple.
I wrote a blog for Sacramento real estate agents who list multiple homes about how to obtain buyer feedback from buyer's agents by using SupraWEB. Sometimes I see SUPRAweb spelled this way and sometimes they spell … (7 comments)

listing agents: If the Seller Were French He'd Slap My Face Twice With a Glove - 01/13/11 02:23 AM
Are listing agents prone to sabotaging their own real estate transactions? It's easy to do. I almost did it. And I certainly know better. Nobody is infallible in this business, you know. I've been in real estate in some form or another since the 1970s. Yet, I almost put my big, fat foot directly into my mouth last month and am sharing this story in hopes of preventing this mishap from happening to somebody else.
First, let me say that this listing was not a short sale. Yeah, I know, people tend to think of me as strictly a Sacramento short … (92 comments)

listing agents: How Sacramento Buyer's Agents Can Make or Break a Buyer's Offer - 09/19/09 02:42 AM
In a perfect world, a buyer's agent submits the buyer's offer to the listing agent; the listing agent sends that offer to the seller, the seller signs and returns the offer to the listing agent who, in turn, forwards the executed contract to the buyer's agent. Yet, in the world of Sacramento real estate, what goes on in the middle really determines whether the buyer's offer gets accepted. And this is where buyer's agents sometimes mess up.
The hard, cold fact is it's often the listing agent who determines whether a buyer's offer is accepted. Sure, it's the seller's ultimate decision, … (18 comments)

listing agents: Home Sellers Choose Listing Agents For Reasons I Don't Always Expect to Hear - 10/11/08 03:38 AM

I never know where new business might come from, but I generally know why. Most of my business comes from one of two places: the Internet or referrals. I know that the reasons these people are contacting me are because they heard good things about me or they read my web site and are familiar with my background.
However, yesterday, my painter asked me whether homes in Land Park were selling well. I gave him a few statistics, mostly summing up that my neighborhood is fairly stable and well priced homes with character sell pretty quickly. That's when I found … (14 comments)

listing agents: A Solution to Getting Responses From REO Real Estate Agents - 05/09/08 07:55 AM
Many of the REO listing agents I know are hard-working and ethical agents. They have a ton of listings to process, and they don't always earn a full commission because banks negotiate hard on listing fees. I try to cut them slack when I'm writing offers on REOs because I realize that many REO agents won't answer or take phone calls. On top of which, banks can take two to three days, sometimes longer, to respond to an offer. It doesn't do any good to repeatedly call an agent to ask, "Did the bank accept my buyer's offer yet?" Because when … (39 comments)

listing agents: What Makes a Good Listing Agent? - 10/30/07 07:33 AM
The last post about serving buyers made me think about how I work with sellers. I guess it is over-simplification to say I ask them what they want and then I give it to them, but that's how I do it. Over the years, I have heard the same comments over and over, with slight twists and variations, but these are the characteristics I hear:
Experience EducationHonestyAbility to NetworkNegotiation SkillsGood Communication SkillsI also explain to sellers why they should think twice about hiring the agent who hands them the highest list price and charges the lowest commission. Here is my advice on … (2 comments)
