When I counsel home buyers for Land Park, I typically ask them which direction they prefer their home to face. Much of the time, they look at me like I'm looney. Then it hits them, yes, the direction a home faces is a preference.
In the northern hemisphere, southern exposure gets the most sun, even though the sun moves from east to west. But the way the streets are laid out in Sacramento, especially in the core areas close to downtown such as Midtown, Land Park and Curtis Park, many streets run east and west. The home buyer sign calls I get in Sacramento start out like this:
"I was driving by your listing and would like to find out how much the seller is asking."
First, when you're an agent like me who is managing a couple dozen listings all over Sacramento, it helps to define which particular home the caller is inquiring about. Then I question whether the caller is a home buyer or an agent. Lots of agents don't identify themselves, for some reason.

Yesterday, being Columbus Day, meant there was no mail, agents couldn't call the banks to follow up on short sales and many workers got the day off. But not title and escrow companies.
I met clients at my office to walk them over to the title company for signing loan documents. These buyers had been looking for a long time to find their dream home in Midtown Sacramento and were finally going to closing on a home on which they battled multiple offers and won a Request for Repair. This poor seller from another state just called me to ask if she could hire me to handle her contract negotiations. Seems she has received an offer directly from an out-of-area selling agent on a home she owns in Midtown Sacramento. To save on the commission, a friend who "understands real estate" advised her to hire a discount broker to list her home. Now, this friend is out of town, and the seller has nobody to advise her.

Since it was Saturday, I thought I would have a free day to work on my new short sale book, but you know how those assumptions tend to go, right? In real estate, we are always on call. OK, not all of us are. There are lots of real estate agents who turn off their cell phone Friday evening and don't flip the phone back on until Monday morning, but I'm not one of those. None other than the wonderful and talented stager from Granite Bay, Lori Polk and that serial entrepreneur, multi-faceted real estate broker from Wisconsin, Tom Braatz. On Tuesday, I received a sign call on my Midtown listing. The home the buyer was calling about is a fixer Craftsman, and he wanted to know if I could show it to him at 2 PM on Wednesday. "But, it's going to be 108 on Wednesday," I pointed out. "Wouldn't you prefer to see it in the morning, say around 9 AM?" The home has no air conditioning.
