I knew better than to stick my toes into the heated waters, but I really could not help myself. All of the discussion on various websites about agent ranking, well, it can rankle some of us for a variety of reasons, and being in the top percent has nothing to do with it. Sure, I rank high now and would benefit, but what happens if I decide not to work so hard anymore? Does that mean I'm worth less when I fall off the rankings? I use a 40-inch flat screen television for my monitor, but it doesn't mean I know any more about technology than your average Joe. It means I want a backup in case my family room TV goes on the blink. We needed to have at least one more TV in the house when our regular TV broke down a few years ago, so this was my solution. But having a big screen TV on my desk means Tessa, our kitten, can't get enough of the moving letters and bouncing arrow. She makes a better door than window.

nar: About the R Word in REALTOR® in Sacramento - 03/15/13 01:34 AM
I planned to write a blog this morning about what it's like to be a REALTOR® in Sacramento. In fact, I wrote it anyway but I got hung up on the word REALTOR®, because our trade association, the National Association of REALTORS, restricts how we can use our affiliation with that association. I downloaded the logo and was about to insert into my blog as a jpeg. But I wanted to make sure i wasn't violating any rules. I read all the restrictions, and after I read them for a third time I decided not to use the logo at all.

All you agents who say the National Association of REALTORS just takes your money and never does anything for it might want to start eating your words. Due to pressure from NAR and a personal visit to the FTC by President Ron Phipps, the FTC is backing off the MARS Rule for real estate agents.
From now on, agents who are licensed and in good standing do not have to comply with MARS when dealing with a short sale. The rules apply to other activities such as negotiating a loan modification. Also, Section 5 which prohibits unfair and deceptive practices still … (8 comments)

My phone rang off the hook over the weekend but it wasn't sellers looking for a Sacramento short sale agent to list and sell their home. It was sellers who already had listed with me and who had received an email from DocuSign. My transaction coordinator sent out the MARS disclosures on Saturday. I knew these forms would be difficult to explain the minute I laid eyes on them.

Either some listing agents are unaware of their fiduciary responsibility to their sellers or they don't read the REALTOR® Code of Ethics, because many agents are violating both. It is absolutely a misnomer that a Sacramento short sale agent can refuse to send a buyer's offer to the seller(s).
I know this practice is more wide spread than my personal experience has shown because I get asked the same question from other agents who ask to write offers on my Sacramento short sale listings. Well, according to Fortune Magazine, that is. It released today its Top 10 Worst Real Estate Markets in the country, and Sacramento came in as number five. First, let's define worst real estate market. I guess Fortune believes the worst markets are due to median housing price declines. You know, that is actually a GOOD market for a buyer. I'm excited to be representing home buyers right now, especially with these fabulously low interest rates.
