The biggest problem with Nationstar short sales is they don't seem to want to participate in the HAFA short sale program, and probably the reason they don't do it is because they can make a lot more money by doing the auction scenario. I mean, they have to make money from the auction. They own the auction company, and they charge an additional 5% to the buyer, providing the buyer is not the original buyer presently in contract.

I have a lot of experience with negotiating Sacramento short sales in which Nationstar demands an online auction. Buyers are often very confused, though. They say, whoa, what's going on? We have an accepted offer from the seller, why is Nationstar expecting us to register for an online auction? Don't we have a purchase contract?

Nationstar has switched auction companies, and I read somewhere that they own the new auction company, but I have not verified that rumor, and I don't really care. The auction process is still the same. Nationstar picks some goofy low auction price and buyers are supposed to place bids over a certain time period.
