psa: Why Do Second Lenders Prefer to Get Wiped Out in a California Foreclosure? - 03/23/12 12:13 AM
My hairdresser says the worst thing that can happen when your hair is bleached is for some of it to break off. I disagree. I say the worst thing that could happen is all of it could fall out. Like from chemotherapy. Or, how about having your hair catch on fire? I don't want my hair on fire. He just looked at me like I'm from some other planet.
But then he didn't go through having his website redirected by Agent Achieve. For several hours yesterday morning, my website was redirected to some agent's website in Texas. Thanks, CoreLogic. A woman … (10 comments)

psa: You Might Vote PNC the Worst Short Sale Bank But PNC Bank Has a Strategy, You Can Count on It - 01/19/12 04:14 AM
It seems like every time that I list a PNC short sale in Sacramento, buyer's agents don't want to deal with it. They tell me to my face they won't work on a PNC short sale. That's a little bit disturbing. Because PNC approves short sales. Not all of them, and maybe not even 50% of them, but they do often get approved. Especially non-recourse PNC short sales in California.
See, with a non-recourse short sale, the bank, in second position, gets nothing in the event of foreclosure. Maybe the bank gets some money from the government for a foreclosure but … (4 comments)

psa: Short Sales and the Twilight Zone Share Similarities that Mortgage Brokers and Morton's Do Not - 10/14/11 03:03 AM
There are agents in town who think this particular Sacramento short sale agent can walk on water. Perhaps these are agents who hang out at pot dispensaries. I don't understand that perception. Yes, it's true that miracles happen every day, but not as a direct result of my actions. They happen because we agents in the short sale world live in the Twilight Zone. Nothing is as it seems. Nothing really makes sense. And I'm OK with that.
I've learned how to be successful in this type of dysfunctional system know as Sacramento short sales. I can sail my ship across … (3 comments)

psa: Do I Have to Stop Making My Mortgage Payments to Do a Short Sale? - 08/01/11 03:21 AM
Short sales in Sacramento in August. I can't believe it is August 1. As a Sacramento short sale agent, August is shaping up to be a busy month for me. It should be a slow month, as compared to previous years, but it is not. I have scheduled so far around 10 closings. This week alone I am taking 4 listings, that I know about. Sometimes, I get an emergency short sale listing, if you can believe that. It could be 5 listings this week if a seller in 95818 gets her flooring finished, but she is not a short sale. … (8 comments)

psa: Are Banks Stupid for Refusing a Short Sale? - 10/25/10 03:56 AM
Are the banks really stupid? Or are real estate agents stupid for thinking that banks are stupid? I can't count the number of short sale blogs I've read in which the agents are lamenting about the banks. Some of them yell at bank employees as though the employees don't have a lone brain cell rattling around in their heads, and maybe they don't, hard to say. But yelling doesn't solve anything.
I hear agents scream at banks: "Don't you know a short sale is better than a foreclosure?"
It is? Always?
If a short sale is always better for the … (12 comments)

psa: Just Another Amusing Day in the Life of a Sacramento Short Sale Agent - 06/11/10 03:17 AM
An associate asked me yesterday how things were going in my real estate business. With tongue in cheek I laughed, "Well, my real estate horoscope said things would be going my way today, but that doesn't seem to be happening."
I have a seller who can't understand that homes around her, very similar to her home, have dropped in price far less than hers. So, she may lose her buyer to one of those. Even if a buyer does make an offer that is accepted on her home, the appraiser for that buyer will pick up those sold comps, and her … (9 comments)

psa: Banks May Demand Seller Contributions to Approve Sacramento Short Sales - 01/26/10 01:03 AM
Among the many twists and turns a short sale can take during its relatively incessant and torturous life is the often anomalous ending. It ain't over until the fat lady sings. Trying to second-guess the bank's investor guidelines is a crap shoot, but I try to prepare my Sacramento short sale sellers for the unexpected that could materialize upon approval.
I'm finding that second lenders are demanding more of the net proceeds. They don't care who pays them -- the seller, the buyer, the agents. I suppose some figure that their position was 20% of the equation in the first place. … (9 comments)
