It seems that lately most of my short sale listings in Sacramento are either located in Elk Grove, Natomas, Lincoln or Roseville / Rocklin areas. I do get a few in Land Park and East Sacramento since those are the areas I know the best, but I don't really need to be a neighborhood specialist to sell out of my local area. Especially when it comes to short sales, which I've been selling since 2006.

In between picking up lockboxes yesterday for several short sale closings, I decided to drop in at the Apple store in Arden Mall. I've been toying with the idea of dumping my Sony PC laptop. I work primarily on a Mac Pro desktop computer and use a laptop for travel / client appointments. Been a Mac enthusiast for more than 20 years. But some real estate programs work only on a PC, until lately. I discovered this week that Equator and Agent Achieve are now both cross-platform. Goodbye PC, hello Mac laptop.

What do you do when a lockbox won't open? Every so often, a Supra lockbox jams, and I get a call. Maybe the last agent crammed the key in sideways. Maybe it's moisture in the air or temperature changes that causes it. I don't know, but I know how to fix it because I've been down that road. The trick is to remove the lockbox by releasing the shackle. Then, holding the lockbox by its shackle, repeatedly smash it on a concrete surface. Trust me, it will unjam. You can't break a lockbox.

I received a phone call yesterday from a very unhappy seller whose name sounded vaguely familiar. Apparently, we had a conversation last year about selling his home as a short sale. He was now calling to let me know that although he had listed his home with some other agent, had received an offer and submitted that offer to his short sale lender, the lender had instead foreclosed. He was frustrated with his agent and felt his agent did not have enough short sale experience to help him.

Apparently, there is a lot of confusion in Sacramento about the federal and state home buyer tax credits. Many buyers and some buyer's agents do not understand that a home buyer has this small window of opportunity to claim both of the tax credits. The trick to getting the $8,000 federal tax credit and the $10,000 state of California tax credit is to be in contract by April 30th and close by June 30th. Buyers who go into contract after April 30th may qualify only for the state tax credit.
