sacramento listing agents: When Should Sacramento Listing Agents Present Offers? - 08/02/17 08:19 AM

OK, I realize that my obsession with my job can be over-the-top fanatical at times. It's because I have no other life, basically. Some people actually feel sorrow for me. They think I should be more like them. While I don't go around thinking other people should be like me, because let's face it, there's only one YOU, and I kinda like it that way, I don't take offense at their well-meaningness. Is that word?

I love selling real estate, interacting with people, solving complicated problems. It's fascinating and fun. But presenting an offer should not be a problem I need to resolve. … (13 comments)

sacramento listing agents: Sacramento Listing Agents Discriminate Against Low End Sellers - 05/01/17 08:40 AM
You would like to think that Sacramento listing agents don't discriminate on purpose but they actually do. Don't believe me? It's right there in front of your nose. As a top producer Sacramento listing agent who continually tries to improve her game, I noticed it immediately when I finally switched from shooting photos myself (and I'm a pretty good photographer) to hiring a professional photographer for all of my listings.

I decided a better use of my valuable time is to focus on negotiation strategies and generating more buyer calls on my listings than tweaking photographs. Drill down to where my strengths … (26 comments)

sacramento listing agents: Buyers Watch How Sacramento Listing Agents Handle Offers - 03/27/17 07:56 AM
You've always got the bunch who think they are somehow being screwed, but as long as one doesn't leap defensively into their crazy world, they tend to come around when presented with reason. That's because buyer's agents don't always know that their buyers call Sacramento listing agents. I see it as a trust issue. These types of buyers don't trust anybody, not even their own agent.
When I explain that I am not allowed to talk to them, they are flabbergasted. Generally the call is made because they are confused and don't understand how Sacramento real estate works because believe you me, … (10 comments)

sacramento listing agents: Do Agents Work on Martin Luther King Day When Clients are Off? - 01/16/17 09:08 AM
It's tough for some people to work on a holiday. There are those who feel the need to share online with whomever will read all of their personal beliefs and preferences like: My family comes first . . . but not before my Lord and personal Savior . . . and my favorite color is blue, but not blue like the sky, but more blue like an robin's egg; and I really, really love Duck Dynsasty . . . and that new show Housewives of Hell. Certainly you believe in and like all of these things as I do?
These people … (11 comments)

sacramento listing agents: Seller Repairs When Home Selling - 05/26/16 01:26 AM
The fact is most sellers do not have any idea what kind of repairs they should do before selling a home. They draw from their own limited experience about what they might like to see if they were buying a home, which often has no bearing whatsoever on the present real estate market.
I mean, what could be worse than a seller who goes out and replaces all of the kitchen appliances with white appliances? That kiss of death in today's real estate market. Yet, they felt they were doing the right thing and, in some ways, new appliances are better than … (6 comments)

sacramento listing agents: Why Agents Might Want to Rethink Listing Presentations - 10/01/15 02:05 AM
Way-back-when, I was taught that if you went to a seller's home to discuss listing that home, you needed to haul over a gigantic listing presentation package to appear impressive and knowledgeable. These listing presentations are generally a big book filled with charts and numbers, information on the listing agent and if you don't have any track record to use for yourself, then promote your Sacramento brokerage instead.
Razzle dazzle was the name of the game.
One day a seller grabbed my listing presentation package and threw it across the floor. He said: don't show me pictures, explain what you're gonna do. That … (9 comments)

sacramento listing agents: The Differences Among Sacramento Listing Agents - 07/26/15 02:37 AM
Some Sacramento listing agents do not understand that their way of doing things and my way of doing things might be very different from each other. Some of those ways of doing things are reasons I am a top producer while others are barely eking out a living. I had some out-of-the-blue agent yesterday ask me to do an outlandish and completely unreasonable thing for him, solely based on the argument that he would do it for me if the tables were reversed.
Well, if he can do it, then why the hell doesn't he do it? Why is he asking me … (8 comments)

sacramento listing agents: How Much Should an Agent Do After Closing? - 07/20/15 01:01 AM
Your experiences may vary, but mine show that many real estate agents never stop to think about the consequences of their actions when it comes to helping their clients. They just want to make people happy, especially sellers and buyers after they closed a transaction. Most of us genuinely like our clients. We would also appreciate repeat business and referrals to friends and relatives. Not to mention, we just want to do what we think is right.
However, doing what one thinks is right and doing exactly the wrong thing is no strange or isolated occurrence in Sacramento real estate. It's not unusual, for … (9 comments)

sacramento listing agents: A Crucial Message for Sacramento Listing Agents - 10/02/14 02:14 AM
I encourage Sacramento listing agents to step up their game a notch and to reach out, touch their home sellers more often. Let your sellers know what's going on with the sale of their home. Keep your sellers informed, even if you don't have any good news to report. Call, email, text. Write a letter. Make a personal visit.
Any scrap of information you get that is relevant to their home or their sales process, deliver it. Don't just sit on it. Don't think because the Sacramento real estate market is slower this fall that you don't need to continue to … (3 comments)

sacramento listing agents: If You Use SupraWEB, Here is a Great Tip for Listing Agents - 11/16/13 01:06 AM
I realized in a conversation with another agent a few days ago that some real estate agents don't use SupraWEB to the fullest ability that is provided to them. They make it too hard on themselves to provide buyer feedback to their sellers, so some of them, I imagine, just don't do it. They think it's too time consuming or complicated, when it's really simple.
I wrote a blog for Sacramento real estate agents who list multiple homes about how to obtain buyer feedback from buyer's agents by using SupraWEB. Sometimes I see SUPRAweb spelled this way and sometimes they spell … (7 comments)
