sacramento open houses: 5 Great Sacramento Area Open Houses Today - 08/12/18 09:28 AM

Our listing prices for Sunday Open Houses today run a wide gamet. I've got listings in Sacramento ranging from an affordable entry price-point of $340,000 all the way to breaking the million mark. The locations are just as vast. From the city of Davis to Fair Oaks to Elk Grove to Sacramento's Curtis Park and Downtown neighborhoods.
In fact, two of the open houses illustrate the difference between two very similar price points. It drives home the idea that if you move downtown, to the inner city core, the vibant center of the "happening zone," you will get a smaller house, fewer … (4 comments)

sacramento open houses: Three Great Open Houses Today in Sacramento Metro - 07/01/18 09:07 AM
This year we had to pick which weekend we would not hold an open house for the Fourth of July weekend. Most July 4th weekends are easy to define because they involve a 3- or 4-day weekend. This year, with the 4th of July happening smack dab in the middle of the week -- and thank goodness this is one holiday the government doesn't change to "oh, let's just make it a Monday," when it's not -- well, it's a bit more complicated.
Further, celebrating on some other day like a Monday is like saying, let's celebrate Christmas at Thanksiving because … (3 comments)

sacramento open houses: How Effective Are Most Sacramento Open Houses? - 06/04/18 10:14 AM
Like I mentioned in my personal blog this morning, I generally hold open houses because my clients expect that service. It's an activity. A busy motion. An investment of time. And it's OK. Some areas of Sacramento attract a lot of buyers and other areas do not. Just depends where the home is located, demand for the neighborhood, lure of the property and whether there is a lot of traffic near by.
It's also a nice way to meet neighbors who might want to sell and to find buyers in their early stages of house hunting who might not have an agent. … (8 comments)

sacramento open houses: Sacramento Open Houses and Holiday Schedules - 05/25/18 09:05 AM
No matter what day of the week, I seem to always be busy with work. For that reason, it's not unusual for me not to pay a lot of attention to the day, much less the month or year. I still can't get over the fact the 20th century is gone -- since those years comprised such a huge part of my life . . .
Which is why I've often suggested appointment times to a seller who then says, "but that's a holiday." Oh, right. So I try to be cognizant of the fact. What I've discovered over the years is … (3 comments)

sacramento open houses: Combining Entomology With Sacramento Open Houses - 04/09/18 10:34 AM
Is this not a weird looking insect? I spotted it land on my legal pad yesterday so I had to take a photo of it. It wasn't reacting like a normal kind of fly. It didn't fly away. What kind of fly is this? It seemed very interested in sniffing my legal pad. In particular, the page where I listed my seven open houses for Sunday, with confirmation marks and notes.
It is how I track which agent is holding open which home. Whether they have confirmed the opportunity. And it's a great system for me to follow up after the open … (1 comments)

sacramento open houses: Will You Go to An Open House in Sacramento on Super Bowl Sunday? - 01/27/14 01:44 AM
Ask any real estate agent in Sacramento, and he or she will offer conflicting opinions about an open house -- whether it's effective as a sales tool. I am in the camp that says if a home for sale is located in high traffic area, it is a good prospect for an open house providing that it shows well, of course, and is completely presentable. Because homes sell in Sacramento through open houses. Just had two of them sell this weekend, and the third was shown personally by an agent.
What about next Sunday? Super Bowl Sunday 2014? Do you think … (10 comments)
